Hi everyone!


This thread can be an invaluable tool for buyers looking for some help when researching the most up-to-date prices for DVC contracts on the resale market, so I encourage everyone to post their contracts when they are sent to Disney, no matter if they are big, small, or in-between !

If you would like me to post your details, PLEASE USE THE FOLLOWING LINK TO GENERATE YOUR DATA STRING OR I CANNOT ADD YOU (yes, I am being totally mean this round, as with all rounds!):

Just plug in all of the relevant data and post the resulting string in its entirety.

*PLEASE join me in giving huge props to @ScubaCat who worked to develop this super useful tool!!!

If you would like to double-check your entries after using the tool, just know that I need your username at the front and all data in the following order:

DISname---Price per point-Total cost (Price per point x # of points + Maintenance Fees to be paid at closing + Closing fees)-# of points-Home resort-Use Year-# of points available first year (banked or not),# of points current year, # of points following year, and year after that, followed by Date Sent for ROFR.


Please include any other details such as whether the seller is splitting closing or paying current year's MFs. We assume that the buyer pays current year MF and closing, so no need to add those details in writing, only to the total amount.

Then come back and post whether you passed or not using the tool again so that your completed string looks like the sample below. Or I will chase you down! Just kidding. But, in the spirit of helping everyone who uses this thread as a resource, please do let us know whether or not Disney waived your contract so that the data is complete. Please do not simply post that you passed, as I cannot comb through the thread to find your contract.

Please remember that your total price MUST include all closing costs, maintenance fees, and other fees that are a part of the total.

Please make sure to use the nifty tool in Post One both to post your Sent and your Results!

Why am I so picky about using the tool and having the data strings all look cohesive, you ask?

Honestly- it makes things so much easier to read for people who are searching for information quickly. Having a standardized format benefits everyone.
Also, some awesome data-miner types have pulled information from the thread into really cool spreadsheets and charts, which is only possible if the data is collected in a uniform way.

See @Galactic Reversal's incredible examples of types of data you can glean from these posts!

Please include the actual date your contract passed or was taken when you report your results. Writing that your contract passed "today" makes it tricky for me to update when I am doing so once per week

To be fair this is also a 400 point contract….. I wouldn’t use this as a benchmark for 100-150 point contracts…..

True... but when looking at a resort as restricted as RIV, for an initial owner, 400 points sounds about right as to what you would need.

Those points can only be used there, so they'll need to be highly creative with borrowing and banking and make sure they have enough points for whichever size unit they'd like and not be able to "count on" getting the cheapest view unless they are flexible with dates.

At least, not counting tower studios, it appears to be a relatively balanced resort.

PV studio would allow 7 nights almost never on a 150 point contract. It would allow you to do so in periods 1 and 2 only September, January, and part of May. Not exactly most of the year. Now, shorter trips sure, they can work on less than 7 for more of the year.

Maybe you don't need 400 points, especially if you're willing to stay sometimes in studios or 1 bedrooms, but..

My basis of comparison is the original OKW contracts were, I believe 230 points. That was the original "restricted" resort, as there were no other resorts at the time.

Though the points charts have changed, the current points charts allow for nearly 7 nights in a 2 bedroom in travel period two. The equivalent amount of points you would need is somewhere between 318-382.

270 was also a very popular sales number early on, so 400 doesn't seem crazy to me given the points chart inflation between OKW the original restricted resort and RIV. You will want more diversity of use if your points can only be used at RIV... You'll have kids, they'll grow up, have grandkids, etc. 45 years is a really long time where lots can change to your family and travel circumstances, and I'd hate to be tied to a 100 or 150 point contract where I'm stuck in studios or paying dues for 3 years so that once every three I can have a decent trip....

Not everyone goes for 7 days either…which is why I said 5 to 7…

We all have different ways to view things but I was making the point that no one needs to have more than 150 points to stay at RIV. They can make it work just like they make the PVB or VGF contracts at that level work.

But you aren't stuck there. You can add incrementally if you need to. And if you are content to staying only at RIV, I think the fact that RIV is restricted is an advantage vs. the unrestricted resorts of a similar vintage.

I agree with you there... I have long felt that RIV resale is the best deal in DVC provided you want to stay there!

We own a fair amount of direct points at Riviera and love the resort. We typically travel with a bigger group so figure we can always use (or rent) the points. With duration of contract and current rental environment for Riviera ($23-24/pt+), there is a decent ROI potential on the rental front.

We were happy to see it settle in for under $100/pt. I don’t think I’d seen any RIV contract on these pages with a below $100/pt price tag.
