Agreed! I would have at least considered buying direct if resale wasn't 40-50% cheaper. That's too big of a variance.Hard for them to ROFR when they jacked the direct price up so high they can barely move the “sold out” direct resort inventory (outside of Grand Cal).
Also devaluing the product down the road, so it becomes more like a regular timeshare. May not be the end of the world, but just a shame to see the quality fall to the shareholders.I completely agree with this sentiment, personally for the kind of vacations we want to do annually the direct pricing is out of the question for us (paying in full, not financing), but resale is manageable. I could see them adding even more resale restrictions in the future - to deter buyers.
But with more restrictions should come a slightly lower price point, I don't think I can ever justify the price they are at now.

Yep that's pretty much our sentiment about DVC. In 2020, while the resorts were closed, I purchased my first DVC contract. Before it went through ROFR, I already had another contract underway. I had never stayed at a Deluxe before, and by the time I did, I had 4 contracts. I deduct dues from payroll so that they are ready when the mouse needs them.Not for everyone. The annual dues bills at the end of the year always put a damper on add-on-itis!

We started with resale. Our first contract passed ROFR and we had an offer in on our second 2 days later. We made the offer on our third 8 days after the second offer. We closed on our second AND passed ROFR on our third on the same day!Just curious being new to buying DVC.

Got through ROFR and already feel like I want more. Gotta resist the urge to go look at what's out their for sale.![]()

We are excited to close on our first DVC contract! Now to begin shopping for more points! (Still trying to decide if we'll go direct for 150 points or seek out further resale contracts...)
Edited to add - Cammy is incredible as others have mentioned. We received an email from our broker notifying us of the ROFR waiver at 11:44 and we had closing instructions from her at 12:36pm, with a note that the docs have already been sent to the seller. So efficient!

I wonder (I guess I could call and ask, but too late for my current deal) if she can do e-signatures for Canadian sellers. That would have been helpful, since my seller added at least a week with a notary appointment, and will still need to send the docs from Canada to FloridaIn typical Cammy fashion, had closing docs same day. I see Cammy is now doing an e-signed notary. First dates are next week and although have a notary in my office, I’m tempted to try the e-Notary to see how easy it is!
