But of course there’s a thread for this. My question is, why? What is its purpose?

If I had to guess its a much smaller scale version of so many things in life. When I think of just things in the Disney orbit a few that come to mind are club 33 stuff, the rooms on the ships that are like 5 grand a second to stay in them, anything with that (cant think of the name) oak place at WDW. When I think of most of these I cant even dream of trying some of them, some are hey I might do that one day…

As for 1000 points, it might be something related to what Pete and crew say on the YouTube channel (I think it was referenced at some point). I’ll also add when we toured some rooms at WDW after we had bought in at VGC one of the guides expressed interest along the lines of “wow you might be at 1000 points soon” as it was some type of milestone… Might just be something about it. I would agree it’s sort of silly in a way as how you can get to 1000 points varies a lot depending on how you buy into DVC. 1000 points at VB is not quite as expensive as 1000 points at VGC :)

As most things in life that aren’t really all that important are, it’s mostly just for fun and spreading the love/addiction of DVC we share. I have no desire to get that 100K 2 door car, but I’m glad it exists to bring joy to others. Just like most people would have said I was crazy to buy all of the computer parts I did in my past, but it was my fun.

Hope all is well in HI. We are planning a Aulani trip in 2025 if all goes well.
 
Currently waiting for my contract with ROFR. (pooping my pants is an understatement haha)
My family bought DVC back in 1998 at BCV and growing up my dream was to buy my own points!
Luckily I found a husband as Disney crazy as me and after 10 years of saving we've finally managed it :-)
Fingers crossed the ROFR monster is sleeping when they get our contract haha

Question for everyone... I've been following a site that 'lists' available contracts from different resellers and how long they have been available. At what point do you consider a contract as having been available for too long and not worth the time of putting an offer in? Is there such a thing?

There is no such thing. There may be a stubborn seller at the end of that but it should not deter you from putting an offer in. If it's the right UY and contract size, the worst thing that could happen is they say no. Don't be afraid just because a contract has been sitting there, worst they can do is they say no or be rude about it. I recently offered on a RIV resale contract on a person who I'm pretty sure is out of touch with reality as they're expecting 160+ per point on a large contract but they said no and that was the end of that. On the other hand I offered on a contract that had been sitting a few months more than 20 under asking and it was accepted. I would be a little more cautious putting an aggressive offer in if it's a rare contract like a subsidized contract and it's the use year/point amount you want but otherwise there's no harm in doing so.

Just takes a minute to send an offer (unless it's accepted, there is no paperwork) - some sites have a make offer button. If you like the contract, offer what you want to pay. Just don't wait for a response on that one, and miss another contract you like.

Be sure your offer includes 1) price per point, 2) what you wish to do for a deposit, 3) preferred title/escrow if you care, 4) who pays for closing costs, 5) who pays current annual dues (common to adjust for years with fewer or more points). 6) Some brokerages also have added service fees above the commissions that they expect the Buyer to pay, so you'd want to ask or make a point to say not paying any additional fees in your offer email.

I made an email offer with www.dvcresalemarket.com and the saleslady presented what she called "standard" terms instead to the seller. We had to clear all that up after-the-fact with both an unhappy seller and buyer. So be sure to read any contracts to make sure they match what you actually offered ;) and make sure the contract addresses what seller will adjust for any points "missing" at closing.

Ok... I admit to being a bit nervous on that one... but am not shocked by it.

Thanks for the reminder that the devil is in the details. It's going to be an interesting couple of months, I think.

The good news is the contracts are only a few pages. Just be sure to read entire paragraphs, for example, the part about the Buyer owing the full seller's commission in addition to losing their deposit (if Buyer defaults) was an unexpected addition on the www.fidelityrealestate.com contract. Most of these seem easy to read compared to car or home purchase paperwork ;)

Heya all, lots of questions. I hope this answers them.

My formula for these two was pretty simple I offered. ~$94/pp + $19/pp for 2022 points. I pay closing / 2023 fees... and I could verify cash on hand to execute the purchase.

The $93.75/pp contract was at $110/pp, it has no 2022 points. It is through Fidelity. I offered on it first, but it took more time to get back to me with a counter and by then I had an accepted counter on the 2nd contract. I said I'd purchase it at the original offer, and after a few days the seller took me up on it. I hope it survives ROFR.

The $112/pp contract was at $120/pp. I has 138 2022 points It is from the t.u.t.a.s Family / Resales DVC. I've bought through them before, and those folks make purchasing resale painless. My offer was lower, and I nearly didn't accept the counter. If the first contract had come through sooner, I might have declined the counter.

I might take some shots on other contracts at $94/pp, we'll see.

New(ish) member jumping into the deep end. Was a DVC member over a decade ago and caught the bug again. After 2 consecutive years renting, decided it was time to take the plunge.
