I think it is a good price as long as you can use the initial 2021 points before end of July.Thanks! They actually listed it at $157 - I bid $147 and they accepted. I’m just trying to make my spouse feel better about the contract cost after giving me the green light.

Great price!!! We just signed a CCV contract at $153 pp yesterday. After having several $160 pp contracts taken and seeing a couple of $150 pp taken just a short time ago, your's makes me feel a lot better about our chances. And such a quick turnaround!!
We were very shocked ours passed. We're eyeing another CCV contract. We have it negotiated at 152/PP and I'm dragging my heels. My head is telling me yes, my wife is saying she wants another sub 150 point contract in the 140's.

Estimated closing was 3/4 I think. It was first american. We passed rofr on 1/24, got emailed docs from First american on 1/26, signed same day and wired money the night of 1/26. They had to wait for sellers notarized package to arrive. Closed this afternoon!
Not really a "steal" so much as an opportunity presented at the right time. Easy add of 40 points. OKW dues are a bit high, but with only 40 points, it won't move the needle on my total dues bill.
