As someone who has been bidding low on BW lately this is lower than what many are selling for. You did great. Congrats!!

Thank you! Knowing there’s 150 we can rent out also helps as that would cover the fees and closing costs on the contract plus a little extra. I think you probably think maybe they would've went lower because of the same seller taking $100 for the 25 pointer right? I thought about this one and it makes sense for the seller to take less on the 25 pointer after your offer was accepted, now they can get everything notarized at the same time and be done with the process as opposed to waiting for the 2nd contract to sell at asking, also only 25 points means not as much money lost as they would lose on a 150 pointer. Again I think you did great!

It’s more that they immediately accepted the offer literally 2 minutes after I got off the phone with the broker. I honestly expected a counter or something. I think I am on a deal hound end of the spectrum around here (with an OCT UY) and when I saw what @Choppers got it for, I was pretty envious.This was a fair price and a good deal.
You could have lost out on this also if you underbid.

Is that right... $1099 in fees + 2500 for the contract? That seems really high on fees in comparison to the contract cost, but maybe that is how small contracts are.

If it’s a fidelity contract the $225 should be rolled into the price per point so it’s really $109 per point, than you have $226.50 reimb 2025 dues, leaving $647.50 for closing costs so if my guesses are correct the math is mathing.Is that right... $1099 in fees + 2500 for the contract?
