ROFR Thread April to June 2025 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

This was the first offer i put in like 4 months.... and they just accepted it without question or counter.... i still have no idea why my offer was accepted as I was really NOT in the market to purchase more. However, i'm currently gathering up funds to close another contract 😆
I have no particular interest in owning at BLT (though it looks like a lovely update to the rooms), but if someone popped out of the woodwork and offered me 100 points at $100/pt, I don’t think I could resist!

Time Value of Memories. 🥰

Wow, serious DLR memories coming!! (long trips or 3bd GV?)

Very nice deal!!

Curious as well.
We added on for more 3-night stays in Studios or 1BR’s. We live in Northern California and go South a lot to visit our DD, DSIL, and DGD (hope I got that right - Ha!). Before, 3 or 4 weekends a year was good, but that changed with the DGD.

So building on this I just got email about paperwork for FIRPTA which I guess indicates foreign seller? I was not aware seller was foreign so not sure if that plays into lower price I got. I’ve always viewed foreign seller as good thing though becusse my understanding is Disney doesn’t rofr foreign sellers right?

So I’m excited about that but also slightly anxious about this now as don’t understand the implications. Anyone able to calm my nerves on any concerns with foreign seller? My anxiety got raised when requested I provide social security numbers for FIRPTA but I’ve heard the name Cammy from dvcclosing on disboards so gives me some calm if others confirm nothing crazy I’m moving forward with by providing the SSN.

With FIRPTA, seller owes money to the IRS to be withheld at settlement. If the seller doesn't pay that then the new owner is who bears that burden of cost.

As long as the closing/title co does their job and collects all the right paperwork then it's fine. Keep your records. Talk with the title co and make sure they've got everything they need from the seller.

You should get through ROFR, will probably take longer to close so be patient and make sure the title company gives you the FIRPTA tax doc for your files. All should be good!

Excellent and thank you. I’m in no rush to use the points but in slight rush to know whether I will get the points cause then I’ll use more of my current points to stay larger accommodations lol.

I refused my full ssn and was able to give just the last 4 and still closed.

exactly the position i'm in right now...

Same.. I just paid $125 and felt pretty good about it. lol
my first BLT contract was $125 back in January of this year and I actually thought i got a great price! Now, i'm rethinking all my life choices 🤣

Totally normal for them to ask for your SSN but i wish I would have known you didnt have to provide it like @VGCgroupie

I dont even remember providing it, but after we closed what pissed me off was Magic Vacation Title EMAILED my wife a copy of the check sent to the irs with my full social security written on the bottom of it without asking me if I was comfortable with that!

Totally unprofessional imo as scammers have tried to hack my email i dont know how many times. and i know its my wife and i dont care that my wife knows my ssn, but what if I did??

One of the many issues I had with them. I recommend making sure they dont do that with you! Other than that totally inappropriate move, with international sellers most likely closing will take longer. Mine sure did! But in the end it worked out!

One distressed seller of a stripped contract does not reset the market price. Your contract was smaller, had all 2025 points, and you were able to start using or renting the points 4 months sooner.

No disrespect to the $100pp contract, just providing context on why ppp is not the only factor to consider.

Same here i was like im a genius I got the only STRIPPED contract for $124 from board sponsor (usually the most expensive place) and didnt pay the $135 going rate 🤣🤣

At the time I do think these were the going rates though so what choice did we have aside from i would never buy stripped again when I needed the points 🤣🤣 Mine was in January too
