ROFR Thread April to June 2025 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

After a steady rise, Disney Vacation Club hit the brakes on Right of First Refusal (ROFR) activity in May 2025—marking the lowest buyback total since January. But Grand Californian? Still hot. 🔥 Over 30% of its contracts sold are being bought back, including one at a record $234 per point!

What does it all mean for buyers and sellers? Let’s break it down 👇

📊 DVC Resale Price Report – May 2025 📉
It’s a quiet month across the board… unless you’re Vero Beach 👀

Average resale prices held steady overall, but Vero Beach dropped to just $42/pt—a 24% decline year-over-year. It might be the lowest price in the system, but with the highest dues, is it worth it?

Plus, what impact (if any) will Disney’s new point rental rules have on pricing? We’re watching closely.

Also very curious if there will be any sort of sell-off once Disney begins (what seems like a new) crack-down on rentals. And, how does this affect the rental sites? Guess we'll all find out together.

We are waiting on ROFR for an almost fully loaded VB at $45/per point contract. This will be our 2nd VB contract in 2 years. We got the last one loaded for $55/point. Yes, the dues are higher, but I looked at it as I could spend the extra money now on points or I could spread that out over 10 years on my dues. We have used our points to stay at every WDW DVC resort and are booked for Aulani later this year. When we bought the $55/point contract I took that and compared it to AKV at the time and I could spend $10,000 on a 100 point contract or $5,500 on a 100 point contract. (using estimations here because I don't know exactly was the dues were at the time, but we will just use $14 and $10 comparing those two resorts) I'm going to pay an extra $400 every year on my dues, so it's going to take me 11 years to spend that difference between a lesser per point contract and my dues. Yes, I know the dues go up every year, but this is how we made the decision to buy VB. We actually love going to VB and will continue to go every year!

Thank you. I was looking for ssr and didn’t have luck at price I wanted and saw a akv listed same range so gave it a shot and it worked out. My only concern is I thought rofr was hibernating cause hadn’t researched beyond ssr so think decent chance its taken but we’ll see.

If you wouldn’t mind sharing, what was the asking price?

Asking was $100/pt and I came in $85; only counter they had was clarifying if I was reimbursing dues. I confirmed was and they accepted. This was my first offer on akv. Over last month I put offers on ~10 SSR similar size at $82 to $87 per point pending amount of available points. Most of these were listed in the $94 to $103 range and the most someone came down to was $92 and most declined to counter at all so never know. When I saw akv listed same price range figured would try my SSR default offer and it worked out.

I'm hoping someone here snagged the 100 point VGC contract I was staring at longingly. I really want to know if it makes it through ROFR. Asking price was higher than what they've been taking and it was delayed closing so I'm guessing it will be safe. But was still hoping it was someone here so I could see...
I wanted it, too. 🤣 My sellers are dragging their feet and if my contract doesn't close by the date it's supposed to, I will pull the plug. Being stuck in limbo is the only reason I didn't grab the 100 point contract.
