Checked in with our broker yesterday. We're still waiting. FWIW, I used this same company last year and we passed in ~19 days. Fingers still crossed!

Also, our closing company agreed to allow us to purchase on a credit card with a 3.2% fee. Chase has a "Pay Over Time" option that includes 0% APR (I believe this is on first-time use) over 12 or 18 months. If we get to this stage, we're going this route on a new card with a new sub to spread the payments at 0% interest and also hit the sub bonus. We have the cash, so it would just be a monthly payment and allow the HYSA to earn a bit more interest.
DVC Title & Escrow allows $7500 on CC (no fee), are they the ones that you made a deal on the remaining ~$16K ? I believe TRCS is $1.5K, I dont see them making any deals on remaining, I do believe it's okay to share the closing company name as I may want to try to make a deal as well. Disboards will filter out the name if they are on the * list! :)
 

Looking more in to the payment feature now and it might be an abort... Looks like there is "0% APR" but a "monthly fee" which, while less, is still a fee lol
Correct, often it saves you over traditional apr often its a break even or worse.

They have just updated amount so it is now only $5k on CC with no fee. Still good though.

Have you gone in and tried to make a dummy payment plan for one of your recent purchases?

Usually, they will offer your first plan for no fee. We used this option when we bought direct, got a $0 plan and spread payments over 12 months.

I have a card with exactly the same thing and when you look at the monthly fee the actual realized interest rate is horrible. I am surprised they can get away with being so deceptive in how it is described.

I did our escrow payment, $5k, and paid it off already. I totally forgot to see if I would get the initial/intro "no fee" offer I've read about. But great to hear and see others have done this as well.

Some good Youtube videos go over the rates and even include a calculator to confirm the APR (disguised as a "fee"). In many cases, it appeared to be lower than the APR on the card but YMMV on that.

This is who we're using. We were told the max was actually $3k. I referenced $5k last year and they approved it. Maybe it depends on total purchase price as well?
 
We went to ROFR on June 6th (and received an outline of the process from the broker). We then received an automatic update on the 21st that we were still waiting on ROFR. I followed up on the 27th and was told they would follow up.

Today we received an email from the closing agency outlining the closing process steps.

It felt totally out of sync and made us wonder if it had been previously submitted. I asked if we had passed ROFR and the closing agency said they have not heard back yet.

Anyone else have this experience?

Some of the closing agencies try to cut down on the closing time by having as many of the documents prepped beforehand as possible. A plus in my opinion!

That would make sense but they aren't asking us to action anything at the moment.

I checked the sequence of events against our OKW resale purchase last year. We received the same email from our closing company after receiving notification that we passed ROFR.

It just, felt like a tease 😂
