ROFR Thread April to June 2023 *PLEASE SEE FIRST POST FOR INSTRUCTIONS & FORMATTING TOOL*

We passed ROFR on June 6th. My closing company actually informed me that I passed ROFFR before my agent did (by a day). The closing company said they should have everything back by end of week or early the following. Then they followed up and said they were told the seller is on vacation until 6/19 so they haven't been able to get the document notarized. They set a follow-up with them for tomorrow.

Is there any action I can take if I don't have dates soon? Now that they have returned, there are e-notary services and mobile notary services so I can't imagine any more hold-ups.

Also interesting is that while one of the sellers is on vacation, they let 315 points expire on their DVC contract...

There is nothing you can do until after the closing date listed in your contract. Sellers have to have them in in time to close by that date.

If that date passes, you can withdraw and get your deposit back.

I also passed ROFR on 6/6 and still waiting on closing papers 😞 are you waiting on the sellers to sign?
 

Hmmm.... CCV doesn't seem to be working for me. Just spins while generating the report.

Tried it on SSR and VGF and it looked great!
Thanks it was the '@' in CCV and BRV. Fixed!

One thing I just noticed is when it has to look back further than 90 days for some resorts, the ranges and adjustments become pretty large and it's not as useful. I'll have to think about that some more.
 
I know it's been mentioned on here previously, but for those of you looking to buy right now, I would strongly recommend against using Magic Vacation Titles. It took them almost a full month to send me my closing documents. We finally received them a week ago, so this morning I called to ask for an update , and the agent acted annoyed, like I shouldn't be bothering her.

This contract is a delayed close, so now I just patiently wait for my beloved Beach Club to finally become mine, which I've been dreaming of (on and off) for nearly 20 years... what's 3 more months between soulmates?

My brother is at it again after staying in a 1 Bedroom he wanted more points.

Once you stay in a 1 or 2br, it's very hard going back to a Studio. I just added 150 SAP's at VB for the same reason, very similar to this one. Congrats!

Thanks for mentioning. I just recently closed on a contract with them and the turn around to get the closing docs was relatively quick (maybe a week). Not mentioning this to negate your experience, just sharing mine. Maybe it depends on who is assigned.

I'm glad you had a better experience. My guess is that it is my closing agent. My husband had to call at the almost 30 day mark to follow up, and they were like, oh, it didn't go out yet? It's been ready since the beginning of the week. So ya, I'm not impressed with the experience so far.
