What was yours listed at?
It was listed at 262. I think I offered 220 and they came back at 240. Then up to 233 I went and done deal! Really easy overall, no nonsense, and happy with the broker (VGC was actually my 2nd contract this week through the same broker).
 
Go for the 1BR at Aulani! So spacious and comfy for 4.
Once upon a time we hit the RCI (or maybe it was Interval) trade jackpot and got to trade a week of our nice, but not fancy timeshare (Worldmark) for a week at Aulani. They gave us a two-bedroom, ocean front, fourteenth floor room for the week. It was amazing! Our exchange probably cost us about $1200 in dues and exchange fees for the week on a room that costs the public $14,000.

Needless to say, we fell in love with Aulani. We went home and got right back on the waitlist to exchange again, and it never came up again (this was in 2015). Last year I finally convinced DH to buy a contract, realizing we would never get to exchange in again and that was just a stroke of amazing luck.

We are booked to go there in two months (FINALLY! We bought our contract last year, and have been dreaming of returning for eight years). We splurged and used a crazy amount of points to stay in a two-bedroom. It feels excessive, since there are only four of us, but we haven't been on a plane since 2019 (covid) and since we have already experienced the two-bedroom, I was worried we'd all be disappointed with a one-bedroom after waiting this long. (I did book an island view instead of ocean, though.) My kids also grew up going to timeshares and having their own beds in a second bedroom, so it is hard to undo that (let that be a lesson to you parents of young ones... keep them in studios and one-bedrooms so they don't get spoiled by space). Hopefully in the future we can scale it down to a one-bedroom.

Your lowball offer probably helped them accept my less-of-a-lowball offer. So... thanks! Lol. :P

This is probably 125 more points than I was aiming for (we already have a subsidized Aulani contract with 203 points, and I can't picture us using 403 DVC points a year, since we have three weeks with a different timeshare also), but I liked the price and no one seemed to fall for my lowballs for the smaller contracts. Hopefully I can successfully rent some to offset the dues.

What did you end up paying per point on your 150 contract?
Congrats. I was thinking of offering $80-$85 and ask for no 2023 reimb mf but ultimately decided not to bid for fear of them wanting to sell it. Great buy!

I opened one of the deeds, looks like a foreclosure. Valerie Edgecombe is listed as trustee.
 
How do you tell it's a foreclosure?
I had to actually open the deed to view it and there you can see it’s a trustee’s deed with the details of the foreclosure and steps they took to serve the original deed owners with the notice of default and public sale (those are prob not all the correct words). It shows how much DVD paid and what the fractional ownership is but you might have to locate the original deed to find the number of points.

Looks like foreclosures to me.
 
I'll bet you are right on the price. I checked on that last week and they said that the 2022 points are not banked. So, just consider it 2023 points.
Yeah basically those 2022 points are gone before your get the points loaded into your account. A shame though because they could have lasted another year.

If I was the seller, I would call DVC and beg for them to be banked.

I looked at 4 they were foreclosures.

You can tell by opening the deed and looking at it. It says foreclosure.

Everyone has answered your question about these specific contracts, but more broadly, any of the reasons you cite would list DVD as grantee, including “something else”.

Which broker? We used www.dvcsales.com and had a great experience with them. When I put in my first, lower, offer, a thing automatically popped up saying the seller wouldn't take an offer that low so I put in a higher offer $235, and they accepted. I think it was listed in the 240s so not a lot lower than they had it but I was happy with it.

Thanks guys. DVC must have their hands full between the new and foreclosure inventory. Wondering if foreclosure activity is up this year?
 
Not sure if i should post this in this thread, but i got my welcome home email so its official!!!
BUT there are no points listed as available from 2022 or 2023? There was supposed to be 50 banked to 23 as well as the 50 for 2023 so it appears to be missing 100… or do the points get loaded separately?

The points will show up later. I was told it would take up to 2 weeks once I received the welcome letter by my broker and they showed up in 3 days.
