We are in the same boat. We learned that there was a delay or snafu in sending our docs to Disney. When I called them they said it was actually sent on Dec 1 but received by Disney on Dec 12. They say the clock starts ticking as of Dec 12, so I shouldn't expect to hear about ROFR status until Jan 12. Is that true for everyone else? Is it 30 days from the Disney "received" date or the "sent" date? Until now I didn't realize there was such a big difference.

The way I hear it, the 30 days thing is not a hard and fast rule. I've been told that Disney is supposed to be informed for ROFR 30 days before closing. Which would be a deadline. But in reality, most title companies will not start the closing process until Disney has passed on ROFR. Making the process longer for the buyer but easier on the title company. If I got that wrong someone will correct me.

Why would it take so long for Disney to "receive" it? I emailed our ROFR docs to Disney on 11/28, they emailed me back on 11/30 that they couldn't open the attachment, so I re-emailed them on 12/1. I'm ASSuming that 12/1 is the start of their 30 day period, which would make today Day 30. Who knows if that's correct or not, though.

Broker called yesterday to say Disney has it in their hands? Said to go ahead and schedule closing or something like that!?
My resale company took care of emailing the ROFR documents to Disney-did you email them directly to Disney yourself or did you mean you sent them to a resale broker? We sent ours in to our broker on 12/11 but they had to wait to receive the sellers documents to be emailed back before they could submit ROFR. We got a email from the broker late on 12/12 with a copy of the signed seller documents and notification that the documents had been submitted to Disney for ROFR. So if your seller didn't return their documents promptly that could have delayed the date they were sent to Disney.

I have been watching and it seems like prices for AKV have ticked up a bit since the fall. I just put in a contract for $81 @ AKV 160 points with no 2103, but all 2014 points. I looked around on the internet and there were other similar contracts for $81-$83. A number of contracts had no 2014 points. I might have been able to get a deal for $77-79 with no 2014 points, but we wanted a certain UY and wanted 2014 points. Your deal is even better than mine, as you get 2013 points. We had no need for 2013 points, but will use 2014 points. I think your deal is within $1 of about the best (non-distress) deal that you could get.
