For sure. Easy to let that stuff kind of roll of your back, but it's all part of the buying experience and as much as these brokers are selling a contract, they are also selling the ease and feeling of buying DVC. I can understand why some users could be put off if an agent comes across not as accommodating as they expected. I'd be frustrated if I got a comment back from an agent that was like those represented here.

I would never apply the word "ease" to the process of resale---at least, not after buying direct.

As a buyer or seller I’d use DVCRM, especially if they had what I wanted. As a seller I’d definitely use them. As a buyer only I’d use Fidelity. I also really liked The Timeshare Store (DVC Store) as a buyer. I don’t really stray far from these unless there’s something somewhere else of interest.

That's the key though right? For those of us who have never bought before, like me, and do not know just how easy direct can be there is a definite difference between good communication and bad when it comes to setting expectations and getting a deal done.

Resale is always going to be more difficult, but I'm sure that difficulty is also a range depending on who you're dealing with. You'd rather be known as the broker or agent on the easier side of that scale wouldn't you?

Nah, you’re right. Doesn’t make sense to compare direct to resale when talking about specific brokers and how they handle the resale process.

I think there is also a range of people buying to in how they evaluate the response.

Not saying there is right and wrong but there are a lot of agents and brokers who I have personally bought and sold with that my experience with the same people was not at issue.

Again, there is a lot of conversation that goes on with sellers before they list with a broker and one of them is the offers they will be willing to entertain.

I would say that if a broker has listed only asking, or has told a buyer that the offer is too low to present to the seller, it’s because the seller has allowed that.

To be fair , if someone is a bargain hunter and wants the best of the best deal, then a broker having that stance is going to be a turn off.

As I shared, my response has always been “Okay, keep me in mind if the situation changes” and I move on to the next contract, regardless of broker.

Then you are limiting your choices. And that is your prerogative. But according to dvcforless, they get about half of the listing volume. So you are ignoring half the market. Is it likely to be among the more expensive half? Often, but not always. I got a very good deal on a contract listed with them. It was not the absolute bottom of the market, but it was well under the average selling price and did not require a bunch of back and forth to get there.

Frankly, I'm happy to have fewer people competing for some contracts in which I might be interested.

My least favorite aspect of DVC Resale Market is the points guarantee. I really don't like being forced to use Magic Vacation Title if I want a guaranteed reimbursement for stolen points.

Magic Title isn’t my favorite. I did have one good person there once though. I still roll the dice and always use Mason.

Between the higher pricing without being able to negotiate, the pushback, and having to use a specific title company for the reimbursement of points, it would be hard for me to use DVCRM as a buyer.

You pays your money, you takes your chances! *** did make a minor error on a deed when it was filed, but promptly filed a corrective. That's fine. I don't need people to be perfect, as long as they can quickly own up to and correct mistakes.

So we know what to watch for on our own deeds…what kind of an error?

Maybe I will just try that and hope for the best the next time I see a perfect contract come up.

Yes, it actually temps me to offer higher with other brokers just to make sure I can get what I want since they do get less contracts.

I'm glad Magic corrected it quickly for you. I'm fine with that, I just don't like paying more for less (slower, payment restrictions, etc).

They copy-and-pasted my marital status from my prior deed, but that had changed. The contract had it noted correctly, which made it pretty easy to fix.

Correct. They’ll make a lot more money foreclosing on the points.

So, I was on another thread and I somehow looped my self into the county foreclosure page. I have never claimed to be a genius at math or the knowledge of dvc. But I have read enough on DIS that I could figure out who the owner was and look up what they owned for each foreclosure. I have to find the math thing that will tell how much .0254 means in points. There was small dollar amounts & larger amounts. If someone knows how to do this and can find if any back dues are owed, it could be a pretty good deal.
There were a lot of other timeshares being foreclosed on. Not as many Disney as I thought I would see. People either have a lot of deeds or they are the renters. That pops up too. One guy I was like wow.

As a buyer, I would not use DVCRM.
