I love that you are interested in feedback. There are a few things.

Did you buy AKV because you wanted to own there or because you wanted to use them primarily as SAP (sleep around points)?

Did you pay asking or offer lower?
We bought at AKV, because it is by far my wife's favorite resort. We got our October use year BWV points from my parents who had owned there since 2000, but transferred the title to us after they decided they didn't want to go to Disney as much anymore.

So, I knew going into buying resale points I wanted an October use year to match out BWV points, and it took a while to find a reasonably priced AKV contract with an October use year. This one was priced at $96pp, but we offered $88pp and they countered at $90, which we thought was a solid middle ground

Since you knew that you love AKV I do think it is a very solid deal. Double kudos for making an offer and getting it at a lower price, triple kudos for sticking with your same use year.
 
I did post in the regular ROFR thread, but wanted to post in here as well to get some opinions. We just passed ROFR on our AKV contract that we paid $90 per point for and we are paying closing and dues for 2026 due to the October use year. This is our first resale contract as previously we just had direct points at BWV, so just trying to see people's opinion if we got a good deal or not? This will probably not be our last resale contract, so trying to learn from this first purchase before we dive into another one. Thanks!
Yes this is a good price, October uy is more rare. I would have tried to negotiate them paying caf or mf but if this was my first resale contract I would have gone for it regardless, there are people who paid more including myself on my first akv contract ($95) and I paid mf because we love the resort and wanted the points asap and no regrets here. I would have tried to negotiate them paying caf or mf but if this was my first resale contract I would have gone for it regardless, there are people who paid more including myself on my first akv contract ($95) and I paid mf because we love the resort and wanted the points asap and no regrets here. I know you can negotiate anything but are sellers typically expected to pay for current year (as in 2026) MFs? Or would it be the buyer since they’re getting the points, if not stripped? Like what’s the “typical” scenario?

The general take in the resale market is if you are getting points for that year, you pay the dues.

That’s not how it works with direct because dues are for operating costs and they charge you based on the day you agree to become an owner…they don’t charge for months you are not.

UY plays no role when buying direct. When I bought resale, with the exception of one purchase, my offer to cover dues was based on when I purchased, similar to how it’s done direct.

Ok, that makes sense. Was my thought too that I would be ok paying dues for points I’m getting.

I did, however, put in an offer for a partially stripped contract and the seller wanted me to pay for those dues. It kind of irritated me since I would have gotten less than half of the year’s points. That was a HARD no.

Edit: I was ok paying dues for the full point allotment since it was a small contract. I was not ok paying dues for less than half of the year’s points.

I would not ever pay dues on points I wasn’t going to get to use unless the price was appropriate.

The brokers will make it seem like buyer is responsible because they are using the points. And i actually think thats fair but if i dont need points i wont ever say im paying MF cuz im looking for deals and its up to them if they want to sell to me with what im willing to pay or not.

I always tell broker, well if they change their mind then please let me know and I will purchase at x price and seller pays mf. They do retain your information because ive been contacted weeks later, actually just today someone contacted me with an ssr I was making offers for in January.

If no one bites with what the seller wants then you may have yourself a deal some weeks later or months even later. Its easy to be patient and get a good deal when you dont really care and probably shouldnt be buying more 🤣🤣 For a really good price like my most recent i will pay CAF because its cheaper than MF and I still want the great deal so I gotta give a little

And I would be totally okay with this too if I needed and really wanted the points. I would NEVER pay mf on points i wasnt getting. I see it as me taking it off of their hands, not the other way around. There are plenty of other fish in the sea. As a seller i wouldnt expect that either thats wild.
