Riviera Resale Performance

There is always a lot of discussion on how resale prices are holding up for Riviera, so I thought it might be interesting to take a look. Here's what I came up with using the year-over-year average prices provided by our friends @dvcresalemarket. This data shows that all resale prices have dropped, but RIV has performed better than any other WDW resort. Interesting.

I have been tracking the recorded deeds since October 1 and the average price per point I have is

BLT 24 sales $135
POLY 24 sales $142
CCV 12 sales $140
RIV 10 sales $127
 
I have no data, just my memory, but I think that historically resorts on active sale that are not called Aulani kept their resale value much nearer to the direct price, just because of the small quantity of contracts on the market.

But Riviera is different to previous resorts in many ways, mostly because of the effect of Covid.

I think we won't have much of an idea about the effect of restrictions on resale until a couple of years after it sells out.

I have to agree…the incentives are still bringing RIV direct too close to resale which makes direct direct a better choice…which is the whole purpose of them.

And, I also think there are things in the market today and since Covid that have impacted all resorts…

Even the chart above shows most resorts that have gone down quite a bit in the last year, and there are enough sales at those resorts to be a reliable as a trend.

It does seem like some things are starting to bounce back…so it will be interesting to see what the next year brings!
