We just got back from a week trip to Aviana Resort in Davenport. I got a good last minute deal on a 5 bedroom villa with pool and spa. The price was $800 with all taxes and pool heat. We arrived on Saturday at 1pm. We got through the front gate no problem. The club house looks really nice with a nice fountain out front. We drove past the club house and noticed piles of dirt - this resort is not finished. They started building the resort at the back of the area. To give a nice look they should have built near the front because it looks so unfinished. When we drove down the streets where the homes are located it looked better but not that wow factor. The house was very nice and clean. We noticed a cockroach trying to enter the front door. It was large and on it's back near death. This is due to the spray that they use outside of the homes. My mom and I took a walk through the area and we noticed some fore closure postings on homes. I think we saw two in total. The homes were not filled up for march break. The resort is located in an isolated area - old part of florida with some trailer type parks on the way. I wouldn't go back. We would pay the same price to have a condo at Windsor Hills. The grass also wasn't watered and very dry. The community pool and hot tub didn't appear to be that clean. The house and area did kind of grow on us by the end of the week but we won't go back. The owner was a dream to work with. I wish this home and price were located in Windsor hills
