I need a bit of help

I made a cash reservation for Jan 05 - I close escrow around the end of Sep on my DVC

Can I then change my ressie to use my points?

Cash and Points ressies come out of different pools, so you can't just switch a cash ressie to points. Once you have offically closed and can make ressies, you'll have to call MS and check for availability on points, your cash ressie has nothing to do with this. If there is availability, book it and then cancel your cash ressie.

i have 218pts that have to be used by 1-31-05 so i know i will have points available to use & i have 218 2004 points also

i was just thinking the best way to insure being able to stay would be to make the cash ressie & then after getting my DVC member # - then convert over.

I would just cancel the cash reservation. As jel0511 said, the rooms come from different pools, so having a cash ressie really doesn't hold a room for you.

Besides, January is a very slow DVC month. Aside from MLK weekend and perhaps the day or two following the New Year, you shouldn't have any problem getting a room at one of the resorts with check-in on the 5th.

Good luck. If you really want to have a life-alterning experience, see if they have an Old Key West Grand Villa available for your dates.

we are looking for a studio from january 3rd for 3 nights & 2 studios from january 10th for 7 nights.

what is the best way to see if there are rooms available for DVC members?

MS won't answer any questions since I do not have a # yet.

any help would be greatly appreciated

I'm guessing that this contract is a February use year. If you have 218 banked points, yes, those have to be used by 1/31/05. If the 2004 points haven't been banked yet, you can only currently bank 50% of the 2004 allocation of 109. That banking must take place by October 31, 2004. So, if the 2004 points weren't banked prior to being submitted for ROFR, you'll actually have 327 points that have to be used by 1-31-05.

what happens if i close & get a DVC # on 10-15-04

can i bank all the points ? if i do so - when can those points be used?

i cannot use all 218 2003 pts & would rent them out to someone & even some of 2004 pts when i can actually make a ressie for someone

what would you suggest?

Well, if you're not picky on resort, and considering the second stay you're looking at is during MLK weekend, you probably will be o.k. Just don't expect a standard view at BWV to be available. You might have to stay at your second choice, or move for the weekend.

Too bad there wasn't IM here on the DIS, would be much more efficient!! Anyway...

If the 2004 points were not banked by the previous owner, with a February use year, you've already passed the 100% banking deadline, it was July 31st. If those points are still in your 2004 use year, after closing, you'll only be allowed to bank 50% of them up to October 31st (well actually October 29th since October 31st is a Sunday). That would leave you with all the 2003 banked points and the 2004 points you were unable to bank, 109 points. You'll have to use/rent those 327 points or lose them on 1/31/05. I hope that was a little clearer.
