reselling add-ons

Another from this potential future DVC buyer.

From what I read, it sounds as if add-ons remain as a separate contract from one's original purchase, and as such, either the original or the add-on could be resold independently of one another. Is this correct?

Now it gets more interesting - suppose a member decides to sell their 90-point add-on. Could a non-DVC member purchase this, and hence become a DVC member without having to buy a full 150 points?

As one who might only want to come to WDW every other year for 7-9 days, purchasing less than 150 points would be an interesting option.

Of course, having looked at some DVC resale sites, I've never seen less than 150 points available.

No, you're not dreaming. I saw 130 points at OKW listed on Monday night, then on Tuesday it said sale pending. They must have taken it off.

Yes, Add-ons are a separate contract and may be sold independant of any other contracts.

Keep in mind that DVC does still have right of first refusal and can, if they choose, purchase a small contract themselves rather than allow a non-member to purchase that many. Some have suggested that DVC has done exactly that.

Personally, I don't see why DVC should care- since the 150 point minimum is an artificially created limit which has been lowered by DVC itself from the original 230 point minimum.

It would be interesting to see if DVC would buy back a 100 point resale with an offer of $100 per point. (Caskbill has suggested this scenario as an example of why the minimum shouldn't matter with a resale.)

I spoke w/ DVC about this subject. Only a DVC member can buy points less than the 150pts. You can't buy anything less than 150pts and become a DVC member.
WHY????? Who Knows???

There are no absolute rules here. First, it is unlikely that DVC will allow a resale of less than 150 points go to a non member, they would likely excercise their ROFR. I'm sure there is a price though where they will let it slide and I suspect that price is around the developer price including closing. It's also not likely that they will allow a current owner to purchase an add on of less than 150 points that is not in their use year, but it has happened at least twice that I'm aware of.

The more interesting scenario is if a member owns a base contract and one or more add ons then proceeds to sell the base contract keeping the add on(s). I don't think DVC would have any way to police this. That means that one could buy a contract with add on(s) and then sell the base contract keeping the add ons. The costs might be slightly higher in doing so but might be worth it for some.

We also recently purchased a 100 point addon through resale with a different use year. We had our names on a list and the add-on never made it to the boards. I feel this is why you dont see many small add-ons listed.

I purchased a 100 Point contract at BW in March. I was a non member at the time. Disney had no problem with the sale.

Last week I bought a 60 Point add-on at VB from Disney.


I did this to get the 2 different home resorts.

Interesting point, KC. I thought that I remember someone else mentioning that they had originally bought into DVC as a new member through a resale without purchasing the required (currently w/Disney of 150 points) minimum.
