Resales - Use Year matter?

I've been studying up on the DVC for about 9 months now. My wife and I went on the DVC tour and have been reading this forum periodically to learn the ins and outs of the program.

We're ready to buy and have naturally turned the resale market for the variety of home resorts to choose from and better pricing.

I was wondering if the Use Year month should be considered when choosing a home resort.

In other words:
If 2 resales were available at the same resort, same number of points, same price, same banked/borrowed points but have different Use Years, why might I choose one over another.

I think that the use year is an important factor when it comes to banking deadlines. For instance we usually go to WDW sometime between beginning of Jan. and beginning of June. Because of work schedules we cannot go mid June through December. We chose December as our use year. If we make reservations for our annual trip to WDW and have to cancel, as long as we do it 31 days or more prior to going, all of our points are restored to our account. Say that in March we know that we will be unable to go to WDW for that year. We have made that decision in time to bank all of our points ahead into the next use year. Our deadline to bank 100% of our points is May 31. If our use year was June (banking deadline, Nov. 30) or even September (banking deadline, Feb. 28 or 29) that would severly affect the flexibility that we now have with banking our points. Does this make sense?:rolleyes:
 
You can do a search on "Use Year" and see some interesting threads recently on this question. My own bias............don't worry about the Use Year UNLESS you're quite certain WHEN you'll be vacationing over the next 40 years. ;) ;) ;) ;) . We have traveled to DVC at various times of the year...............so a specific Use Year would be of little advantage to us. We have purchased 2 BWV resales; I was most interested in the best deal rather than a given Use Year.

I usually book Disney trips from end of January to late May.

I've seen several December resales that look like they would fit the bill.

Any other potential gotchas? Will be making an offer soon.
 

Beats, there are several potential pitfalls.........just as there are in most real estate transactions. The #1 RULE..........EVERYTHING IS NEGOTIABLE. #2 RULE........... DON'T FALL IN LOVE WITH ANY GIVEN DEAL. Others will follow. #3...............SEEK A MOTIVATED SELLER. In this climate, we're in a "buyer's market" .

I have a question about use years. We already have an April use year with 170 pts. We are wanting to add about 350 more pts. to our collection so that we can use a GV at least once/yr to every two years. If I purchase a December use year in resales how on earth do I make the ressie then? 11 months out is the rule with home resorts so I may have my 170 points available but not my 350. So I wouldn't have enought points to fully reserve a week in a GV until my Dec. points came available, right? And wait lists are never guarenteed so wouldn't it be more beneficial for me to only be interested in March, April or June use years?

I hope this isn't too confusing. Sometimes it is hard to word it so that others can understand what is going on in my mind. :)
 
friskykitten, it only matter that the points will be available at the time of your trip and not necessarily at the time you make the reservation. The only issues are if you will have enough points available at the time of your trip and when you will be going in case you need to cancel.
