Resales through Disney?

Just wondering if the best resales are always through the brokers or if Disney sells them too? I know you can add on through them, but what about starting there?

We had a contract at SSR and sadly had to let it go because of a shorage of funds at the last minute. I've got the "bug" back...never really lost it....and would love to get my hands on a good buy at OKW. We still need to have financing though and I don't know where to start.
 
Why not give them a call and ask. Disney has first right of refusal on all resales so if you are desperate to buy at OKW they can get hold of the points if they really want to.

As an OKW owner I would say go for it :flower:
 
If you're buying at OKW, I'd say look for a resale through a broker. You definitely will get more bang for your bucks going resale.
You can buy OKW directly from Disney but that doesn't make any financial sense IMO.
The only time it makes any sense to go this route is if you can't find any financing and if that's the case, I have to ask if you must buy into DVC now. Couldn't you wait until you can work DVC into your budget? Just my two cents :earboy2:

Yes Disney may have OKW points available, if they do sell you some expect to pay the $98 current price. Maybe get the -$8 if you buy 150 or more.

Those prices you see from brokers(in the sixties and seventies) are not going to be offered by disney.

Actually, if you buy direct from DVC, you'd pay $92 per point for the sold-out resorts (OKW, BCV, BWV, VB, HHI, and VWL) and there are no incentives.

If you buy SSR, you'd pay $98, but they have the $8 incentive going which you might find helpful since you need to finance the purchase. With DVC financing, you can use the $8 incentive towards the downpayment and reduce the amount of upfront expense. With the 20% down payment you'd be looking at an upfront cost of $1740.00 (and of course they can break that down some too... $500 initial deposit, and then the balance in a few weeks after that). I think there is also a 10% down option, but I'm not sure how that works with the incentive. DVC financing is a mortgage so the interest can be tax deductible, and easier to acquire since it is secured against the real estate interest. Check with your guide.

As for resale, you'd have to find your own financing. TTS has a financing company they recommend, but they do unsecured loans so you have to have pretty good credit scores to get approved. Otherwise you could check into home equity, or loans with your bank.... I ended up charging mine on a credit card that I had a 16 month 0% interest deal... then after that my rate is only 6.99% (if for some reason I don't get it paid off).

If you do decide to shop for resales, you can find a pretty good deal on OKW contracts... they seem to be going for $76-80 per point depending on the number of points and the current availability of points. Check with TTS, the site sponser and they'll be glad to help you out... Just remember, with resales you are not required to purchase 150 pts. You could buy anywhere from 25 points and up and would be considered a full DVC member.
