resale with points expiring in 5 months

Hello I was thinking of buying into dvc resale I have found a contract that meets my needs, here is my dilemma there are 150 banked points that have to be used by 6-1-16 we are thinking of going in may for 5 days so i'm assuming its going to be at least a 3 month process to close everything so whats the chances I could use the 150 points would hate for them to be lost. Any other options? I could wait for another contract but this one fits a lot we are going back in November with friends of ours and I would get more points in Jun and have enough points for a 2 bedroom. Thanks for any help.
 
No need to wait for another contract but don't give any value at all for those points in an offer. As far as May, if you have a lot of flexibility and are willing to stay any resort and any size room then you might get to use them if you've closed in time. Really, just consider them gone and if you get some use out of them it's a bonus. One other possibility might be to deposit into RCI but I'm not certain if you can do it that close to the end of your UY. Hopefully someone else will come along with better knowledge about that.
 
As long as you are flexible you probably will be able to use your points. We put in an offer in August and closed late October received our points November 5 and I was able to piece together a stay dec 20-26. Could have gotten a stay in two resorts but decided to try a few resorts out since we really didn't pay for the banked points. You might not get a full stay at one right away but wait list and check multiple times as some cancel their reservations up to 30 days out.
 
If you are also planning on November 2016, you may find availability to be VERY limited by the time you are able to book. I assume you have not made an offer yet so you will probably be within the 7-month window by the time you are in the system. October-December is DVC peak season so getting a 2BR for a full week inside of 7 months may be a challenge. Your best chance will be at SSR or AKV.

I agree with Kat4Disney just don't assign any value to those points. If the contract is a good deal not factoring those points in then go for it (or offer a little less to make it a good deal). If you get to use the points after all then it is a bonus. You might find availability in May at the last minute (we actually booked 3 nights at SSR about 2 weeks out for mid May last year) but it will definitely require flexibility. If the resale process takes you about 3 months then you are looking at late April before you have access to your points-so a month or less to use them. If you don't have great flexibility with your dates or are opposed to having to move rooms/resorts to piece together a 5 night stay you could look to rent them as distressed points. You could do this either on your own or through a broker like the timeshare store-we actually rented distressed points for that 3 night stay last May from TSS for $8 a point.
