Resale question

Okay, I just read this on a resale board...I'm still researching buying resale or direct: June 225 $20,250.00
Notes: 225 points coming on 6/1/10 and 225 points coming on 6/1/11. Priced at $90 per point.

Now my question: Why in the world would somebody pay $20k for a vacation they can't even BEGIN to use until 6/10?? What am I missing??? Thanks, Cindy

While that's a little high for a stripped contract, it also depends on what resort that is.

they would be paying $20k for over 45 vacations in the future, starting as early as 2009. if they are not planning to go to disney again till jun 2009* or later, that might be a good deal...

(*jun 2010 pts can be borrowed into the 12 month period starting june 1, 2009 - and june 2009 vacations can be booked right now for your home resort.)

I don't think it will attract any buyers - $90 /point for a really stripped contract doesn't compete at all well with buying direct form Disney. By the time you factor in the incentives and and 2 (and in some cases, 3) more years of points, a buyer is much better off going direct, especially if he/she wants Disney to finance the purchase. JMHO. YMMV.

i should be more clear that it might not be a good deal also. taking into account the incentives and extra pts you get buying direct, i wouldn't be surprised to see the price drop a little.

i'm just saying that stripped contracts can be worthwhile if they are valued correctly and fit your vacation plans....

Sometimes sellers just want the moon for their DVC interest. For example, currently there is a 30 point resale contract at the BCV available for $3500 plus broker's fee and closing costs. The total per point on this resale comes to approximately $135.67 per point. Now most buyers would have to be insane to pay that much per point even at BCV, but that does not stop the seller to try and get it (and the broker told me that price is FIRM).

Some people are just clueless as to what they can get things for. Examples are ebay. How many times have I seen an item on there that other people were selling much cheaper. People dont look before posting.
