Resale prices don't seem that different....

SSR Direct is 140$ per point... (with discounts on large contract I think you can get down to about 115$ per point). Resale.. 63 - 70$ a point. .. so 45$ on the lowest end difference direct and resale .. and 77$ on the highest end direct verses resale. ..

Am I looking at the wrong thing then? What I see is SSR direct is $99 pp base price, both new member or add-on price.
 
I wonder how low DVD will let SSR drop before they intercede in a big way. If the price per point drops into the $40s, I can see DVD buying as many contracts as they can get in this range and turning part of the resort into a Moderate overflow ("upgrade" moderate resort customer to allow more capacity at those resorts). They can even use SSR to fill excess demand from the new value suites being built.

Since Disney already made all of their money for the resort's construction, this would be an inexpensive way to add hotel rooms to their portfolio.

Or they could lower the price of new 25$ below other resorts they are selling, and I bet the sell more. ;) They could ROFR the 40-60$ contracts and slowly bring the price up. They are prolly trying to sell out of BLT, assuming next resort is GF (that would make sense.) When they really want to sell SSR, they could change the direction instantly, with lowering price of it vrs others and more push that way.

This is a discount on 100 points. Maybe SSR is different that BLT :confused3 Maybe I am way out on price per point. I thought it was up to 140 depending on how many you bought.

Yes, you are off on your SSR pricing. However, your basic idea is worth considering.

As resale prices have come down, I think a LOT of people have been really doing some serious rethinking about what their real needs are. If people really take an objective look at where they want their home resort to be, then the comparative prices of SSR and OKW (and others) are relevant.

For example...WHY, really, would you want to own at BLT? The only reason I can come up with is if I absolutely, positively HAD TO HAVE an MK view, or if I absolutely, positively HAD to stay at BLT during the Thanksgiving-New Years period.

Sure, some will say lower dues, but if you look at history, you know those are going to rise significantly when BLT sells out.

IF a prospective buyer can't make plans more than seven months ahead, or really doesn't care where they stay, or doesn't travel during peak times...then they are right to compare OKW/SSR at around $60 to BLT at $140, with incentives if they buy enough points.

Unless someone buys >200 points at BLT, that $70 spread is not unrealistic.

I KNOW that is not an apples-to-apples comparison, but it's a real-world comparison that is probably the reason why OKW and SSR contracts flew off the shelves in the last two months and BLT/AKV contracts didn't. Not everybody wants or needs BLT.

I personally think the changes will have a negligible effect. I think the real driver of resale prices will be Disney's ROFR policy. If they start ROFRing, prices will stabilize. If they don't, prices will continue to slide downward until they find a true equilibrium point between supply and demand.

It looks to me as if resale prices have been pretty stable for quite awhile, but I mostly look at AKV contracts.
 
Its possible there was a rush of resale purchases prior to the 3/20 deadline, if that was the case than the resales over the next several months would probably drop (because those considering a purchase sped up their plans to complete the ROFR submittal prior to 3/20) and I would assume that the prices will also drop unless Disney takes action. We will have to wait and see.

I was content with the amount of points I currently have, however at these prices it's hard not to buy so more:)
 
All the key resale sites seem somewhat stagnant at this point after the two months of pure craziness. Not much new seems to be added or marked under agreement. Although I have gotten one e-mail update with some new listings from one resale company since the deadline.

It will certainly be interesting how the prices unfold over the course of the next months.....I think it is anyone's guess at this point.
 
I just wish the resell companies would just update their sites.

Just checked Fidelity and the lowest asking price are:

BWV $50 for 170 (w/banked points)
OKW $52 for 100 pts.
SSR $60 for 150 pts.

The BWV contract is a great contract but a Sept. UY -- I'm an April UY. I would've jumped on this one for sure.

What web site???? I only know of the one on the boards. Are there more?
