Resale or Direct for BCV?

I've been searching (and I mean SEARCHING) for a small BCV add-on with a December UY. Ideally, I'd like an additional 50 points, give or take. I already have a 60 point BCV contract with a December UY. I don't want to hassle with a second UY because I need to bank and borrow to travel every 2-3 years to BCV and I understand I won't be able to transfer banked/borrowed points.

If I buy direct from Disney, I understand the cost is $115/point or $5,750 for a 50 point contract. MFs start the date of closing. With a December UY, I should be able to get 2009 points and since I don't plan on using the BCV points until next year, I will have 100 available to me (plus the points from my existing 60 point contract), enough to get a 1BR during Spring Break.

Assuming I find a loaded resale contract and buy it TODAY, let's say $90/point or $4,500 for the same 50 point contract and I add in the closing costs (about $400?), plus the cost of all 2010 MFs Jan-April (about $90), the cost balloons to $4,990 or close to $100/point. It saves me about $760. Now, more realistically, if I buy that same contract, go through the throes of ROFR and close in July, and have to pay 2010 MFs up to that point, that savings goes down to about $700.

I don’t know if it’s worth going through the hassle of (1) finding such a specific contract, (2) having to wait for ROFR, and (3) missing my 11 month window to book for our April 2011 trip.

What would YOU do?
 
Typically you don't pay 09 MFs on resales at this point. You would pay the 10's whether from resale or direct.

You sound like you've talked yourself into adding direct from Disney. Before you decide, you should call your guide. Depending on the resort ( BCV ) and if there's a waitlist for BCV points you may not get the 09s at all.

I know waiting is hard. I took almost a year to find exactly what I was looking for. But, over Disney I saved $27 per point and negotitated the buyer to pay closing. So, in all I saved $4050 and not only did I get the 09 and 10 points but got some banked 08s too...
 
If I were looking for such a small, specific contract, I think I would just buy from Disney and save the hassle of resale. We thought we had found the perfect resale contract for our family - 6 weeks after passing ROFR - still no closing papers. The seller was dragging his feet. We ended up having to cancel the contract and will have to start over - that is the major downside of resale!
 
Timing is everything. I agree with both above posters. If you can wait, hold out for the resale, if you are anxious to get it done you can buy direct.

Personally, I would wait for the resale. I would not want to pay the extra per point charges when I know if I was a bit more patient I could get what I wanted for the right price.
 

I'm still pretty new to the whole DVC thing, but we have spent months combing all the resale boards looking for small BCV contracts much like the one you are looking for. They seem to be very hard to come by. And when they do become available, they get snapped up almost immediately. Since we were too impatient to wait any longer, we ended up buying in to DVC at VWL (BCV and VWL were pretty much a dead tie for us).

Our plan is to do an add on at BCV directly through Disney as soon as we have the money. Since we've only been looking into this for the past 6 months or so, I can't say whether that is the norm or not over the long term. But small BCV resale contracts seem to be a very hot commodity from what we have seen. :confused3
 
I know.....those small BCV resale contracts truly ARE a hot commodity. I guess that's why if I buy one I don't worry that I'll be stuck with it if I ever have to sell.

Then I start thinking that I should buy into BLT -- the contract is longer and the point price (without the cruise) is actually cheaper. The MFs are also less. But....then I'll have to buy more points than I would have needed for my BCV add-on because I'd want at least 100-125 points at BLT to make it worth it.

Then I think I should not buy anything and wait a little while longer.

Ahhh!!! :headache: I'm so confused!!! :confused:

I think I would go through Disney. Remember, if you buy resale and get ROFR'd, the process has to start again. To me, for $700, not enough of a difference to go through all that.

And, as you said, you will only pay MF's to Disney from the date you own (you won't pay a full year for 2010). However, with resale, you could.

Now, as far as BLT, well, that is another question. If you really want to be able to book at 11 months, without the split stay, then you should just go with BCV and not worry--remember--the difference on 50 points is only about $3.00 per point ($112 vs. $115), which amounts to only $150. To me, having them all at the same place helps with your plan.

We have added on 4 times at BCV all direct through Disney. Each was 50 points and it was just to hard and time consuming to try and find a small resale contract with our UY. Besides with BCV a small contract usually last about 24 hours on the re-sale market.

Here is how I look at it: If I buy BCV today, I have over 31 years to use it. The extra $760 it costs to buy direct from Disney, spread over 31 years, is less than $25 a year. In 2025 or 2030, do I think I will remember that I paid $760 more by buying direct vs. buying resale? Or that I will miss that $25?

For peace of mind, I'd buy a small add-on contract directly from Disney.

Besides with BCV a small contract usually last about 24 hours on the re-sale market.

I had been looking for a small HHI contract. One came up. I called 2 hours later and it was gone. When the next one popped up a couple of months later I called within 5 minutes. When I posted something about it I got a response from someone saying that they hadn't even read the email alert on it and it was already gone. Small contracts at certain resorts will go almost immediately. If you are not ready to call as soon as it lists you could be waiting a really long time. For me with the HHI contract I was willing to wait, because it was just something extra. It sounds to me like you want to buy now. I would go direct on this one.
 
I'd wait for another few weeks and see if there is a resale that comes in that looks good for you. I recently closed on a larger contract 250pt Feb UY with all 09 Points for $83pp. I was lucky to have a seller that expediting things, and from start to finish, I was done in in 4 weeks (rare, I know). If you dont see anything in a few more weeks, than go for direct thru Disney purchase.
