Resale @ OKW

Hey Guys,

Could you please advise what if any is the negotiating room for OKW on a resale. I guees my question is waht is a fair price? Is 68 too low for a bid? What is paying too much?

I am no expert, but I just paid $71 on an OKW resale, but it also had a lot of banked points. The seller was very firm and after I offered, there was three other offers, so I was lucky. Good Luck.
 
I just bought at $70 with all 220 2004 pts available. I had the seller pay half the 2004 MFs. Just be aware that there was a post yesterday that Disney exercised ROFR on an OKW contract at $67. With the recently announced increase in resale prices from $84 to $89 through DVC, it remains to be seen what impact this will have on the resale market. If you are willing to risk losing the contract, then go for it. If it is a contract that you really want to get, you may want to rethink the $68 bid. Good luck.
 
On other threads people have been reporting that DVC has been exercising its ROFR lately for offers up to $73 per point, but that was with the seller paying closing costs, and not an OKW contract. It has been reported that DVC raised their prices (for DVC I) from $84 per point to $89. That is the reason being speculated for so many not passing ROFR. So, I guess you could take a chance, but be prepared that there is always a chance that it won't make it through ROFR. You won't loose anything, except that contract, and you can always find another contract and bid higher next time.

Let us know what happens.

PS $68 was a fair bid a while ago (re ROFR), but fair is really whatever price the seller accepts....
 

Someone posted just yesterday that their OKW resale did not pass ROFR -- believe it was $68 per point but don't remember who paid for closing costs, etc. Don't think I'd try to lowball it if you truly interested in the contract!

Actually, unless she posted a typo...LisaSt just posted that her $73.XX was with BUYER paying closing costs and seller paying mn. fees.

Back in May I paid $69/pt (370 points) + closing costs with no points banked or borrowed @ OKW with a June Use Year. If there are banked points it may be be worth more but inversely if points are borrowed it may be worth less. Closing costs can also be negotiated as well as far as who pays them and also which closing service is used the prices will differ. Also, keep in mind that, you can always counter offer if Disney excersizes its ROFR to purchase... ask your agent about doing so if need be.
