Just heard from Shontell, my resale has been approved by Disney!!!!!!!!!!!!!!!
Here's the details,
OKW 190 pts. Feb UY
172 pts. left in 2003
all pts. 2004
$71 per pt.
I pay closing
Split dues with seller
Contract submitted to Disney 3/3/03

Can't stand the wait til I can make a res.

Congrats! Ive been an OKW resorter for a long time..its our favorite. We added on 50 points at HHI thru Shontell and she is great!

I have a few questions.

We are considering a purchase shortly and while the lower point rate is attractive, Disney said they would give us the previous year points and they pay closing costs! How much are closing costs?

Maybe I need more info on resale and less about a purchase from Disney.

We are interested in 210 points (this will be enough for us to put a significant dent in a cruise for 4) Right now I am thinking that the new Saratoga? resort might be something we are interested in we would however consider BCV or BW (love this location!)

Can anyone answer these questions?
1) how much are closing costs?
2) is there tax on a resale?
3) how long does Disney have to make their buy back decision?
4) is there a minimum deposit on a private sale?
5) is there a brokers fee? Who pays it?

What are the down sides to purchasing a resale with banked points!

These are the figures from my resale

1- $450 closing for 190 pts.
2-Any property taxes and stamps are included in closing
3-30 days, mine took 16 from submission
4-20% of cost for points not including closing or dues
5-Yes but generally seller pays

Banked points are a good thing if you can use them before they expire, what some people do is rent the banked points out and pay off some of the loan or bank the money.

Hope this helps. I wanted OKW as my home resort so I really had no choice but buy resale, through Disney OKW would be $84 per point if you can get it on a wait list. Mine works out to about $71.63 per point with closing and paying only 1/2 the dues instead of all the dues for 2003.

I'm glad this worked out for you. The waiting is nervewracking!!! We submitted a resale contract to Disney 2 weeks ago (as the buyers) at OKW... an add on of 100 points. Didn't quite get the good deal that you did, but Disney's deals on the buyback points just didn't so it for us. I hope we get good news like you did soon!
