I have an Aug. use year, which means banking 100% expires the end of Jan. If I rent this year's pts. to someone for a May reservation and they cancel between Feb. and May so that I can't bank these pts. what happens to them?

Although I haven't had this happen, most here (or on the Rent/Trade Board) say that the person renting from you just loses the money they have paid you. If you are unable to bank any after the months mentioned, then they would forfeit the whole amount, I guess. Just make that clear with them.

You need to make renters aware that if they cancel, they will lose their money. That is the general rule anyway. I have allowed for a refund up to the amount I could re-rent the points for.

Make sure to do a rental agreement that clearly shows this.
