I have rented to several people. It will take you time to learn what people are willing to pay and terms as well as what your rental desires personally are. There are no hard fast rules. As a renter you must ask yourself, how fast do I want to rent my points? Do I need the money now or can I wait? From what pool are your renting the points (current UY, borrowing points to rent, are the points banked). All of these questions and circumstances will determine how you decide to rent your points.
Concerning the renter, one rule you should adhere to always is to PROTECT YOURSELF. What does that mean? How ever you write the contract, be sure to have ALL of your money BEFORE your banking window. This way if things fall apart, you can still cancel the reservation and bank the points if it's too late to rerent them.
Unless you are willing to put in the time and energy for your renter, include a NO REFUND policy. Things do happen, but you are giving such a discount to the renter, this is a risk the renter must determine if it is worth it. They can purchase
travel insurance to protect themselves, at their expense. Many potential renters are uncomfortable with this type of policy. Be willing to say "Sorry, hope you find another renter", and continue on. It is frustrating, but there are plenty of people willing to rent under these terms.
If your points are distressed, put them up cheap. You'll be unindated with responses. But you'll get rid of them fast.
Again, only you can determine how you want to rent the points and under what terms your willing to rent them.
