Renting points questions

Does anyone out there have a sample contract they use for rental purposes that they could share ? Anything I should know or look for in a renter? I was planning on asking for 50% down and the other 50% 31 days prior? Any advise is welcomed.

We have rented since 2004 with no problems. One thing get 100% with signing on a renters agreement as we do. My sister, sister inlaw and I get 100% with renters agreement. 31 days only gives you 1 day before if canceling reservation your points go to holding. There are samples of agreements on the DisBords but keep in mind there is no place to inforce any contract. We have a renters agreement just to state our requirements and the Disney rules for DVC members. It's like a hand shake, trust on both sides.
 
I haven't rented yet, but if I were to, I would not be comfortable with 31 days out for the balance - much too close to your cancellation window for holding points.

When I did rent a small stay from someone once, I paid 50% in advance, and the balance as soon as he sent my confirmation. That said, that was only a few hundred dollars.
 
I have rented to several people. It will take you time to learn what people are willing to pay and terms as well as what your rental desires personally are. There are no hard fast rules. As a renter you must ask yourself, how fast do I want to rent my points? Do I need the money now or can I wait? From what pool are your renting the points (current UY, borrowing points to rent, are the points banked). All of these questions and circumstances will determine how you decide to rent your points.

Concerning the renter, one rule you should adhere to always is to PROTECT YOURSELF. What does that mean? How ever you write the contract, be sure to have ALL of your money BEFORE your banking window. This way if things fall apart, you can still cancel the reservation and bank the points if it's too late to rerent them.

Unless you are willing to put in the time and energy for your renter, include a NO REFUND policy. Things do happen, but you are giving such a discount to the renter, this is a risk the renter must determine if it is worth it. They can purchase travel insurance to protect themselves, at their expense. Many potential renters are uncomfortable with this type of policy. Be willing to say "Sorry, hope you find another renter", and continue on. It is frustrating, but there are plenty of people willing to rent under these terms.

If your points are distressed, put them up cheap. You'll be unindated with responses. But you'll get rid of them fast.

Again, only you can determine how you want to rent the points and under what terms your willing to rent them.

Good luck, it is a learning process that may take time before you have a good handle on it.

Thank you for all the great tips, and yes I will ask for 100% of the money up front. As far as banking, these are ** points that came with a recent resale we bought, they need to be used by **. We thought we were going this summer but decided not to prolong a trip to England with my in laws (we were going to go next summer to UK) it is their 50th anniversary and FIL is in remission from pancreatic cancer, he feels really good right now so my gut says to take this trip sooner then later.

I would get final payment 60 days out to make sure you don't have any problems with it. If there were to be a problem you couldn't overcome, you could cancel the reservation and not have the points in holding status.
