Renting points at Boardwalk, how long in advance?

I was considering renting points next year for a 10/11 day stay for a studio at Boardwalk at the beginning of November and I was wondering if anyone might know how long in advance do I need to do it?

I would say basically you want to be looking right at 11 months. Many of the rental agencies (if you go that route) will take your request at 12 months but the owners can't book until 11. When renting from an owner direct you could try and line one up before hand. They generally shouldn't have a problem getting a room at 8 AM 11 months out. However, this year I noticed gaps started to show for the beginning of November 5-10 days after the booking window opened.

The issue with a rental agency is they won't submit your requests to owners until all 10-11 days are able to be booked by owners. Since owners can only book 7 days at the 11 month mark you would be 3-4 days after the window opened before the agency would send out your request to potential owners. Generally going direct through an owner is one could be more willing each day (past 11 months from check in) to add the final 3-4 days you need, increasing your odds of all 10-11 days being finalized.
 
Thank you for your reply. I was worrying that was the case. The issue I have is with my job I usually don't know what my vacation days are for the year until mid February. So I can rent before 11 months out from the place that offers insurance for around a 300 fee that will allow me to get my money back, minus the 300 bucks, or wait until mid February and try to rent points for a studio anywhere with a DVC property. I doubt Boardwalk will be available in mid February, so I'm wondering is it likely there will be no studios anywhere to rent points for at WDW for early November if I wait until mid February?

I would think the likely resorts (in order of likelihood) would be SSR, AKV-Kidani (Savannah), and OKW.

If I do decide to risk losing the 300 dollar insurance fee and just rent the Boardwalk, how long ahead of time do they allow you to rent points and secure a reservation? The owners can't book until 11 months out from your checkin date for a total of 7 nights.

So for brokers you can request your rental usually at 12 months then they send out an email to potential owners looking to rent when all your nights can be booked. So if you want 7 nights the earliest it can be booked is 11 months from your check in date. If you want 8 days they won't request owners to book until you are 11 months (less one day) from your check in date (because that is the day all nights can be booked).

Individual owners are more willing to book 11 months out from your check in date then each subsequent day add another day to the end until you get the length you desire. However, they will want payment upfront with no insurance.

A member who owns at Boardwalk can book at 11 months out. If you are planning to use an agency people have reported that you might be able to submit your request at 12 months. The agency is just a middle man who matches potential renters with owners, so the agency is not making the reservation.

You can rent for 10 to 11 it’s just that if you want your stay 11/3 to 11/14 agencies won’t tell owners about it until 12/7 to book because that is the first date all 11 night (in this hypothetical) could be booked. However in reality a DVC owner could book starting 12/3 for 12/3 to 12/10 (first 7 nights) then each day the owner can append an additional night to the reservation.

The rental agencies will not do the latter of what I described but occasionally you’ll find private owners renting (not through an agency) willing to do that.

At nine months out for early November, you might be limited to OKW, SSR or AKV. And even then you might be looking at a one bedroom versus a studio. That runs into Wine & Dine, Jersey Week, Veterans Day, end of Food & Wine.
