Renting out points?- What do you do?

We are about to try to rent out our SSR developer points as we will not be going back until around the time they expire.

Do you ask for the entire amount at once? Or half now and half later? I'm thinking about asking for half now as non-refundable after I send them confirmation and the other half later (can't decide how much later). Then this other half as refundable for a period of time- but now sure for how long?

Any suggestions or tips are welcome!

There is some good information in the DVC Rental Primer. Here is another with suggested rental contracts. I'd also suggest reading all of the threads "stuck" at the top of the Rent/Trade Board.

Above all protect yourself to make sure you will not lose your points, but also respect the rights of the person to whom you will rent.

I always sign a contract when I rent out my points; this protects both parties.

The expiration date of your points is a big factor in how much you ask as a deposit and how long before check-in you want the full amount. If you rent points at the very end of your use year, you will probably not be able to find another renter before they expire, so you will want a big cancellation penalty.

I try to rent towards the beginning of my use year. I generally ask a deposit of $200 or so. I then want the full amount paid around 45 days prior to check-in. I write into my DVC contracts that cancellations 33 days or less before check-in will be refunded (minus the deposit) will be refunded only if I can find another renter. This is because points go into a "holding account" if canceled 30 days or less out.
