Renting Issues Lately?

I actually had the same thought. Plus I thought that it would be nice if there was some mechanism for DISBOARDS to get a transaction fee as well.

A bit of history -

When Webmaster Pete first introduced the DIS Auctions, rental of DVC points was intended to be one of the categories. There was such an up roar from some members of this board (who apparently didn't want to pay a fee, small though it was), that Pete graciously backed off and allowed the Rent/Ttrade forum to continue to exist. At no charge to those who used it.

WARNING:

SOAPBOX ON: That 's why I firmly believe that everyone who rents (either side of the transaction) owes Pete at least a debt of gratitude. Wish more of them would show their gratitute by signing up to be a sponsor. JMHO. SOAPBOX OFF.
 
How do you sign up to be a sponser, and how much is it?

While the reservations may be based on points, they were really always a reservation for cash. A members costs are directly tied to the number of points included and most renters are basing their decision on how many points. If one assumes a discount with cash through CRO of 20-35% and assumes a private rental must be a fraction of that costs, maybe 15-20% cheaper than cash directly, that is a good starting point if one is looking at the cash rate.

Carol: I'm glad you said this. That's what I was alluding to in my original post. You and I talked about this a couple of weeks ago and I was hoping you would bring it up again. I think a solution for the rent/trade board would be to open it only to members for postings. Maybe do a read only for non members. It would be a way to help support this site.

BTW. It's up to at least 12 cents and since I'm the OP, send me the cash. I will accept points in lieu of cash however. I believe that's 6 you owe me now MG.

I'm really glad you said this too. I had no idea and plan to do my part to support the boards.

Well, 12 points is good enough for a studio at BWV in January, so maybe you should get that in a reservation form!:jester:
 
<font face="times" size="+0">First to the original topic, HBC: Yes I've also noticed that there are a lot of questions about renting issues. I do suspect it might have something to do with all the reasons that have been listed already: the fact that there are more and more members, that the DISboards is getting more popular, that the value of our points in tradeouts like DCL is not too good, and that word has spread to non-members that renting DVC points is a "cheap" bargain.

It's difficult to rent to non-members because they don't necessarily have a good understanding of the DVC system. For me, it was hard work because I did try my best in the past to provide a good experience to the non-members I rented to. I invested quite a lot of time explaining DVC to them, and answering questions, and making sure they were comfortable with what they're getting into. I believe that most of the members on this board who have rented out also provide this level of service to renters, but I also believe that there are some members who might not necessarily explain as much to renters, or be as responsive to questions. That probably contributes to what's leading some newbie non-member renters to feel paranoid or worried about their rental experience.

Other than that, I have to say that all the replies to this thread have been great so far, and I'm glad this is not a crazy debate. The funny thing is Pam's idea of changing the pricing structure is something I have already attempted in the past (and probably will still attempt in the future when I might rent again).

I basically quoted my rental rates using a nightly rate, just like a hotel would... and that got me a few raised eyebrows. Many asked me how I figured the nightly rates, and I even had a couple people challenge me and tell me how much they think I should charge, how much my points are worth, and that since the reservation is booked with points, I should charge by the point, etc.

So even though logically it makes the most sense to charge per night or per length-of-stay (after all what we are renting is a few nights stay, NOT points), since members have been renting by the point for so long, it's something that will be difficult to change.</font>
