Hello. This is my first time trying to rent DVC points. We are going from Sept 13-21, 2017 and I am working with one of the brokers to try and rent a studio at the Poly. It has only been 4 days since the process started (11 months out) and I wondered if anyone else had renting experience and how long their wait was to finally get an answer back that a reservation could be made. Also, how long should I wait before I move on to another resort? Really wanting to get my desired resort. Thank you!!

At this point, only Poly owners can book at the Poly for your dates. The broker that you're dealing with would have to have a Poly owner already lined up with enough points to cover your reservation. There may be other renters who are also interested in renting at the Poly and they may be on the broker's waitlist ahead of you. Your requests will be handled in the order that they were received, assuming that an owner with sufficient available points comes along.

Once the 7-month window opens up for DVC members who own at other resorts, then any owner would be able to fulfill your request BUT every owner who is not renting out their points and wants to stay at the Poly will also be trying to book those same units. Having your request in at one the brokers will not give you an edge over the other DVC members who want to stay there.

As to how long you should wait, well that's entirely up to you. You're trying to book at the beginning of a popular time for DVC members. Most of us who are traveling during that time have already secured our reservations at our home resort. At the 7-month window, some of us will be trying to get in at a non-home resort. As owners, we all know that being flexible is key. If the Poly is your dream resort and you won't be happy elsewhere, then there's no harm in waiting. If you want ANY DVC resort, then it might be to your advantage to choose a couple of other resorts now.

Wait a little longer. You can get the other resorts. You are in the 7-11 month window where only the resort owners can get in to the resort. If you do not get that one. you will get one of the others very easily. Start to panic at the 8 month window when the resorts open to other resort owners. That is when you have little chance to get what you want. If you wait to the 7 month window, points are good from the other resorts and you will have to balance the availability with the demand. Other resort owners will start taking the available spots but it will also enable you to get another resort owner to rent you points. Kind of a double edged sword. You can get the resort, but will spots be open.

But if the broker doesn't have any points to rent for the Polynesian, eight months, ten months won't do anything. He has to have Polynesian points to book before seven months out.

But there is a chance a poly owner will decide to list their points with a broker in that time frame that hasn't already.

And there could be one or two other people wanting to rent Polynesian points in line ahead of the OP.

What is your second choice for resort and room type? That might sway my decision to tell you to hold out for Poly or not.

I bet you that you will be able to get something for your dates at your desired resort. . .

We went through a similar process when my wife and I rented DVC points for our family. We wanted Poly in mid October but there was nothing available; actually there were no points available at any DVC resorts. Since we really wanted to stay at the Poly or MK area hotel instead of being firm with our dates we had him look for any dates that were available. So he ended up getting us Poly and BLT split stay in early Sept. It was worth it!

When did you first request your points?

Bay Lake Tower studio is our second choice.

Also, studios are generally hard(er) to get. You could also watch the DVC Rent/Trade board here, and contact a Poly owner who puts their points up for rent ASAP. Good luck!

Any BLT studio? Or are you specifically wanting MK view? Or a Standard View to save points?

BLT is an easier "get" because it has already sold out (therefore it has more owners), while DVD is still selling contracts for Poly. But certain booking categories tend to book up faster than others. BLT Lake View villas are the last to book up because they take almost as many points as an MK view without the view, while Standard View villas are a considerable savings if you don't care whether you wake up to see the castle from your room.

My group recently rented 3 BWV standard studios for September 13-18, 2017. Used a broker - put in our request at the 12 month mark, so when the 11 month window opened on 9/13/16 our 3 studios were snagged. Very simple, painless process. We are all set.

Hi,

Be patient! I worked with daves for a Poly Studio. When they window opened that they could book it they had no owners with the points. I was told there were no promises but they would hold my deposit and keeping working the file if I wanted. It took about a month or two and boom "Your reservation is secured" always worth a little wait at least!

When did you first request your points?

We put in for them about 8 months in advance, so when the 7th month window hit they tried right away. October is also getting to be a busy time of year so it seemed everything filled up quickly. Once we were flexible with dates everything fell into place.

October is one of the most popular months for DVC bookings. DVC high season is not what resort high season is considered to be.

Apologies for jumping on the OP post, but you can secure a rental up to 11 months in advance, but will pay a bit more, correct?

As mentioned, there will have to be an owner at the resort you want with enough points for you that is renting their points through that broker if you're trying to secure the reservation between 7-11 months. Since that time is restricted to owners at certain resorts, some brokers will charge more per point for reservations made during that time. The higher cost does not guarantee a reservation, the same rules still apply when it comes to owner availability.

How do you get on a waitlist before the booking window opens?

If you contact the broker, they can add you to it.

For the OP, you can also check the DVC Rent board here as well as other forums online for an owner at Poly that is renting points currently. You don't have to go through a broker, though it's advisable for your first time. In the past, I have had a request in with a broker while simultaneously looking for an owner to work with directly. Once I secured a reservation with an owner on my own, I cancelled my request with the broker.
