I am researching the possibility of attempting to rent points for a stay in April. I am conerned after reading a few posts though about the validity of the confirmation upon arrival.

I understand the reservation will be made in my name, however the DVC owner can still cancel this reservation? Is it possible that MS would contact us prior to this happening?

My main concern is arriving at WDW only to find out we have no place to stay.

What type of contract/agreement should be drawn up? I've read the FAQ's however it's not specific.

If anyone has a agreement they have used, I would appreciate it if I could see it.

There is a tremendous degree of trust involved in any point rental. No, MS will not notify you if the reservation is cancelled. The points are the property of the DVC owner, and they will act upon his/her instructions.

A few tips:

Speak to the renter in person. Don't handle everything via email. Make sure you feel comfortable with the renter before any money changes hands. If you aren't comfortable, discuss your concerns openly & honestly, and walk away if necessary.

Ask for references and check them out. I rented points twice before buying DVC, and had no problems giving favorable referrals.

Most renters will draw up their own contracts. I would recommend asking for a copy of the agreement early on in the process, and make sure you are comfortable.

About 3-4 days before your arrival your reservation information should be dumped to the resort itself. Call the resort and ask for verification. Some resort CMs will try to send you back to CRO to verify, and they will not be able to see a DVC reservation. Be persistent and you'll find someone who can confirm the ressie for you.

If you're planning to stay during Easter / Spring Break time, I'd suggest starting the process immediately. Depending upon the resort and room type you are looking for, availability may be limited. DVC members can book stays up to 11 months out, and you're only about 4 months away from your stay. That's considered fairly short notice in DVC terms, particularly for a holiday period.
