Rejected Offers Thread

I haven’t registered so I can’t see what they are offering. What do they have for CCV and Aulani? I was told a couple months back CCV and Aulani were $16pp 7-11 month window.
CCV and AUL both $15 today. Even VGC dropped from $20 to $18.
I'm inclined to think this is a rudimentary attempt at addressing seasonality.

On the owner's side, dues are hitting soon.

On the renter's side, 7-11m from now is June-Oct, not exactly peak season.

If the low prices carry through early Dec booking window, that would increase the likelihood it's something else.

I defer to your far greater expertise, but I would quibble that Sept-Oct is very popular time at VGC (and presumably VDH?) and I would think most of summer would be relatively high demand at AUL, where they want to pay $15/pt. 🤯

They are running a promotion (for renters) at the moment so I think it is temporary. Interesting see the owners are paying (in reduced points payouts) for the promotion!

It all depends on if they can get renters to rent their points at those prices.

True. I wouldn’t, but I imagine if someone has points they can’t use and a desire for a low-effort way of converting them to cash it will be still be attractive.

Something is better than nothing, I agree.

But if they are going to rent at $20+ and only give me $5…. I’ll just post on the Rent/Transfer board for $18pp and take my chances.

I hear you but I looked up the cost of my VGC points annually between dues and amortized cost of purchase and I’m at about $15/year. At $18, I’m pretty sure you come out behind after calculating time value of money! And this is during a time of year you can get rooms at VGC for 17 points a night. I’ll find a way to sneak in an extra VGC stay or a WDW trip before I’ll rent it at less than $30/pt. Was planning to rent a few more points, but I just changed an upcoming stay from studio to 1bed instead.

Disney is doing 25% off a lot of lodging at the moment to anyone and is doing there up to 35% off to passholders again. The number of open listings is low on the rental requests at dvcrentalstore.com. I don’t know if they filled a bunch of reservations before being forced to list contracts by Disney possibly as a theory. I am thinking that Disney has cracked down on the broker renters. The rental rates can unfortunately operate lower on the landlord side as you have plenty of people now chasing to fill requests, but if you think I will fill Vero at $14 or Aulani at $15 or Grand Flo at $16 during 7-11 months you are nuts, let alone grand cali at $18.

TBH, I was thinking of WDW exclusively. 😅

Sept-Oct is definitely a more in-demand DVC season for VGC (and I'd also assume VDH), good point.

My guess is they are very very careful about giving buyers advice on how to purchase, especially since breaking up costs more money and they don’t want to discuss resale value in a way that could be misconstrued by a buyer
Although at 1,000 points, the fair cost to break it into smaller contracts should be in the neighborhood of "free" ...

Resort - BWV
Contract Size - 30 points
Asking Price $164
Offer - $145
Seller pays closing

Rejected (with full counter). I laughed, because I thought I was being a sucker to even make the offer, but swallowed my pride, and then was declined. lol

$164!!! Can almost certainly rent points for less than the cost of that one!

I think I paid $140 and my own Closing Costs on a 25 point BWV a few months ago. Those little contracts are pricey. And sometimes if it's with www.fidelityrealestate.com you end up with their $225 "service fee" to boot ;) But $164, wow.

I never know to laugh or cry when you see comical prices listed
As a BCV owner (who would love to double her contract size if she could pick up another 100-150 points under $100/pp), I laugh. I’m glad I pulled the trigger at $115 last year, but I really wish I’d bought a contract twice as big. 🤣

Can’t justify anything close to $150 with two years fewer points (more than 10% less over the remaining life of the contract).
