Realistic Resale Time Frame for Purchasing

Hi so all of you have been so helpful here and I think I have all my ducks in a row. So from an accepted offer to closing with points in my account that can be used what is a realistic time frame for all that.
Paying cash so no mortgage
So let’s say I get an accepted offer mid September would planning a trip for April 2021 be feasible (proved a resort I wanted was available)
Just trying to get some real world expectations here
 
Your points might not be in your bank until January if they don't speed up the resale contract process. Three months out for April, unless you are looking at the end of April, might not work. If Covid is still impacting reservations, you might not have a problem.

Hope you don’t mind my asking so if that’s a close time line would I be better off looking to by a contract with a use year that’s after April? Like if I find a contract I like and it’s a January use year say, that probably wouldn’t be good if I won’t have my points before January correct?

I'm not understanding what you mean at this point. Buy a contract that works with the time of year you usually go. Don't buy Dec if you like to go in Nov. Buy Oct or Sept. If you always want to go in April and never March, buy April. If March might be possible, buy Feb or Mar. If you go anytime, just make sure you can bank points if you need to cancel that trip or if you can't bank, you want enough time to rebook. It is usually hard to rebook a fall trip if you have to cancel less than seven months out.

Buying resale usually takes about 90 days to get your points. The final step has been lengthened right now with fewer people working on deeds. April can be busy with Spring Break and Easter normally. Who knows with Covid?

The only thing that matters is you do the math of when you purchase add on the 90-120 days to get full access to the contract and see where you are at. Pick whatever UY you prefer.

When buying a contract you can ask the seller to bank the points in the current UY to next year. The only issue you will run in to is if the contract has banked points in it already (these are usually denoted as banked or will show up after a + sign example 150 + 100 means there is 100 banked points).

If you find a contract or two that interest you post them and people can give you an outline on if you should bank the points or how much time you would have to use the points.
 
I bought a resale contract in May, got through ROFR in June, and closed in late July.

I'm still waiting for the contract to show up on my dashboard and afterwards I need to wait for the points to get loaded.

My UY is June and my contract have points that will expire end of May 2021.

I do hope that i'm in mid September are able to use the points - but lets see.
 
I’m waiting on points still. Offer made May 4th. Doesn’t look to be anytime soon as MS still hasn’t gotten paperwork from MA that tells them what to load,

Most likely another 2 weeks. So, I’d plan on 3 months at least.
 
This timeframe was realistic in 2019, but not in 2020.

You can see in the threads here that the timing is all over the place. The time to populate the points from closing right now is the problem. It's sad when state employees recording titles are handling things better than Member Services, and really shows the state of current DVC customer service.
 
I think 3 months would be quick given the current state of service being provided. I would plan on 100 days minimum, probably closer to 4 months.

It’s a unreliable toss up, but if you can deal with it and don’t need the reliability then go that route. If you can afford direct; Go Direct! It’s worth your happiness 🤩
