Generally speaking, do "sold" signs replace "sale" signs as quickly as possible after an offer is accepted, and you have mortgage approval?

No, that's when the "Sale Pending" sign goes in. "Sold" is after the deal is final (closing has occured, everthing has cleared escrow, etc.).

Wouldn't that leave very little time to advertise a "sold" property?
 
Honestly, I've never had a Sold sign put up in place of a For Sale sign. My agents have always kept the door open in the event the deals crumbled at the last minute.
 
Reason I ask is, our next door neighbors just told us that they are moving to a new home tomorrow and that their house has been "sold" for 3 weeks, but a "Sale" sign is still there... not a sale pending sign.
 
Depends. In Missouri they put a "SOLD" sign on as soon as the offer was accepted.

In our house in Texas we did not get it for a few weeks. There was an option period in Texas.
Wasn't really sure why they waited so long.:confused3 It was a few weeks.

Not sure what angle you're coming from - from the agent's perspective or the homeowners.

I guess I didn't care about whether anyone knew that the property was sold.

As far as the agents getting the publicity from it...they usually sent out postcards to the neighborhood advertising the fact.
 
I think it depends on the timing and the agency or agent.

When we were moving into our house, the lady next door said she didn't even know the house was for sale. We bought it so fast the "for sale" sign never went up, never mind a "sold" sign.
 
When we bought a "used" house several years ago, I mentioned to the agent at closing that if the sign was still up when we go there the next morning it was going in the trash.
 
When we bought this house, and I think our last one there was never a sold sign. The Realtor said it is because they want people to still call them if they are interested so they can get their business and steer them toward other properties that are still available.
 
and the realtors might not want to jinx the sale until the closing checks have cleared everyone's account. Hehehehehehee

We never had a sold sign on our house.. it went from for sale to no sign on our house. We had about 3 wks til closing and it was still "for sale" until the night before we signed the papers. When we came after the signing the signs were gone.
 
Some realtors don't ever put Sold signs up. They say it still generates calls. Someone calls "can I look at house #1414? Oh I'm sorry, it's sold, but I can show you a similar house today instead."

When I sold a house last year, I asked the realtor to put the sold sign up the day I got the contract. She agreed. I just wanted my neighbor (who was also selling at the time) to know I sold it FIRST, LOL. (Didn't get along.) :)

Sold a house this year and this realtor never put the sold sign up at all. I didn't care this time.
 
When we bought the house we are in now, the prior owners filed bankruptcy the day after we signed the purchase and sale agreement. Their realtor kept the for sale sign up and had it listed on their website for the entire 9 months it took us to finally close on the house. I even had a friend call and ask to see the house and their realtor offered to show it to them! :mad: Needless to say, the day of the closing, when she finally got around to putting up the sold sign, we told her to take her sign and shove it you know where! ::yes:: This realtor was horrible, she was also mad, because we used our own realtor so she didn't get the full commission on the sale!
 
I'm not a realtor, but I've never seen a sold sign - seems like the for sale sign comes down the day before people move in! :confused3

Generally in our area a "sale pending" sign goes up with an accepted offer. Once any contingencies are met and financing is approved a "sold" sign goes up. It doesn't typically have anything to do with the actual closing, just that all the requirements were met for the sale.
 
The selling agent of our current home left her "for sale" sign up and lock box on even after closing and I had moved into the house. Like a previous poster, DH called her and told her if she didn't come get them the following day he would throw the sign in the trash and remove the doorhandle to get the lockbox off and throw that away too.

They were gone the next day!

Oh, and now we get mail all the time from this woman wanting to sell our home again when we decide to move. I don't think so.....
 
We didnn't have a sold sign on our house at all and our house sold with in the first month it was on the market. We moved about 4 months later.

For Sale sign is replaced with "Under Contract" sign as soon as owner goes to contract and the "Sold" sign goes up as soon as the house closes.
