So I know not the best use I points and not even sure I'm going to do it. I was looking at potentially doing and all inclusive in cancun. For a 2BR was 270 points for a week. It also appears that it has an all inclusive fee. Is this included in the points or is it extra?

Yes, extra and it can be very costly. Like nearly the cash price they charge others to stay there. Dean should chime in here and give you the details. He knows.

AI exchanges are VERY cheap and very easy to get for almost nothing (plus the AI fee). I can't think of an exception to the statement that it's never a reasonable value to trade DVC for an AI. You can buy them on cash for a fraction through RCI and often get the resort directly for around the same or less than the AI fee. We don't do AI's for many reasons, esp for places like Cancun where there are so many great dining options. Even if we did, I would not exchange a high end timeshare for one when you can get them so cheaply otherwise.
