Quick question regarding DVC Resort Refurbs...

Hello...just bought DVC non-direct and our home resort is Boardwalk. I know there is a full refurbishment scheduled for 2023. I was wondering, how does this affect booking and availability? Do they shut down parts of the villa areas at a time? If there is no availability, does Disney make arrangements---let's say move you to Beach Club if you aren't able to get a villa at BW during the refurbishment? Just wondering how Disney handles this. Thanks in advance!

They do shut down sections of the resorts during refurbs but not the entire resort. They typically take the rooms they anticipate to be under construction out of inventory before the 11-month booking window opens. IOW, if they expect to have 10 villas being worked on each week for 8 weeks, there will be 10 less rooms available to book during those 8 weeks.

DVC does not give you an alternative resort to book at 11 months if your home resort is being refurbished. So if you cannot book what you want at BWV during the 11-to-7 month home booking period, you can waitlist your choice and book a different resort at 7 months.
 
Where did you see that Boardwalk was on the refurb schedule for 2023? It should be but DVC did not release any refurb info this year and last year they had BCV ahead of BWV even though BWV was last refurbed prior to BCV. And BRV was originally listed for refurb in 2020 and it's still waiting.

The only time they've done any moving for refurbs is when they've suddenly decided on one last minute and had to free up some villas. Rather uncommon though.

Got it! FYI that is just tracking when it should occur. Nothing has been announced by DVC yet though for BWV.

And it ought to be the best darn refurb ever after the extra 2 years wait and extra 2 years of capital improvement dues that have accumulated.
Right now, construction material and labor prices are up through the roof. If Disney sets reserves for capital improvements and adjusts for normal, anticipated inflation, then the fees collected prior to the refurb may not be sufficient to accommodate all of the anticipated refurbishments. Disney may be forced to value engineer some of the scope in order to at least get some work done, if not all of it, within the funding available. We may need to temper our expectations somewhat.

Right? I had just been commenting to DH that they better not shortchange our refurb because they postponed and postponed and put us behind resorts not scheduled for a refurb, and now prices are outrageous.
 
So, regardless of when BWV gets refurbished, anyone got fingers and toes crossed that the 1BR will sleep 5 instead of 4?? Gosh, I really need that extra space without having to jump to 2 BR!
 
Not sure I would assume/hope that the BWV 1BR would go to sleeping 5. Is there space for a sleeper chair or fold down under the TV? As for BR (my home) yes, inflation is a problem, but what about interest on that $$? I assume we had the $$ to do that rehab in 2020 and it has just been sitting there for over 2 years.

They allow a 5th guest in 1br if using points.
 
They do??? Oh, that's great to know. So we can use an air mattress or something?
Yes, you can bring an air mattress. We put our 5 YO on couch cushions in the closet and she thinks it's the best thing ever... just be sure to bring extra linens since those aren't provided for a 5th guest.
