Ok I have a couple dumb questions
Here is my scenerio, We go to Disney every year for a week and usually have to get two rooms because of there are 5-8 of us at any given time.

1. When you purchase points, you purchase at a one time cost and then a yearly association fee?
example I pay $30000.00 for my points. Then every year until 2042 I get those points at no extra cost?

2. Can I let anyone use those points if I dont go or does it have to be me?

3. I see people renting points, can you rent to anyone?

4. If something happens to you can you leave your ownership to family?

5. Based on having to rent two rooms all the time, do you think this is worth it for me.

6. What DVC has the best pools?

7. And do you get to use early entry and e-ride nights?

8. Sorry one more, Are there many blackout dates.

Question 1-5, the answers are "yes". #6 I would think everyone would agree it is at BCV. #7 you get early entry just like you are staying at any WDW resort, and e-tickets the same rules apply to DVC members as any guests, you have to buy them. #8 There are no black out dates but Christams Week has a wait list sometimes.

The initial purchase price is a one time cost. Each year you pay annual dues (aka maintenance dues). This is a cost/point and varies by resort purchased. A good estimate is $4/point. Dues can go up or down and are based on the actual costs to operate the resort.

Yes, anyone can use those points - it doesn't have to be you and yes, you can rent to anyone you choose.

Yes. You would be purchasing a deeded interest in a lease. The lease expires in 2042 for all of the resorts except SSR. SSR's lease (and thus your ownership interest) expires in 2054. You can will/leave the remaining portion of your deeded interest to any9one you choose.

5. Based on having to rent two rooms all the time, do you think this is worth it for me.

Probably, but you will have to do the math for yourself.

6. What DVC has the best pools?

That is really a matter of opinion. Most here would say BCV because guests there have access to Storm-Along-Bay.

7. And do you get to use early entry and e-ride nights?

Yes. You will have all the same benefits and perks as guests staying at any on site WDW resort.

8. Sorry one more, Are there many blackout dates.

No blackout dates at all. Reservations are subject only to availability (and of course, the number of points you have, LOL)!

Based on what your family likes, needs and $$, you can compare home resorts. Also..remember the maintenance fees differ from resort to resort and increase.

I would call the DVC and at least have them send out a brochure.
SSR is now selling, but IMHO..its over the top in $$$ and too far away from Disney Magic for my liking.

Check out the re-sales...you would probably get more pts. for the same SSR money and cheaper (40 yrs) mtc. fees!

So if I got 500 point I would probably be paying about $2000.00 a year in maintenance? Spending that amount seems like I would be able to stay at the resort each year...so many things to consider...

Yes, 500 points would run about $2,000 per year in dues. The dues can be paid in a lump sum by credit card or check in the beginning of the year or spreadout, interest free, over 12 months by having them automatically deducted from a bank account. That would run about $170 per month.

500 points may be more than you would need. Since you say you rent 2 hotel rooms, you probably are looking at staying in a 2 bedroom. How long do you generally stay? Friday and Saturday nights "cost" more than weeknights. Even including 2 weekend nights, there isn't a 7 day week all year (including Christmas & Easter) that would run you 500 points.

Do you travel every year? More than once a year? What time of year? By answering those questions you can get a more realistic idea of how many points you would need. If you travel every year and plan on staying in a 2 bedroom -- 300 points might be a more realistic starting point if cost is a factor.

The point cost for your DVC rooms will stay stable. The only way it could increase is if some other time of the year/type of room goes down. The total "pool" of points can't change. The dues have also stayed fairly stable over a 5 year period. Only in the last two years have we had increases brought about by increased insurance costs for the CMs and the drop in interest received on invested monies. Hopefully, this will correct itself.

Many people find that within a few years of purchasing they are breaking even and only paying the dues for their rooms. During January, September and the first part of December your 500 points would give you 14 continuous nights in 2 bedroom at SSR. Paying cash for this room for one trip would run about $7,500.

Keep asking questions. If you are renting two rooms on a regular basis you owe it to yourself to at least give DVC consideration.

Thanks for giving me the extra things to think about. We would probably pay cash for the purchase so I am looking at buying resale. I have to sit down and figure out my Pro's and cons.
I love Disney so the Con list will be hard.
