Question ref buying resale for a desired number of points

My wife and I have decided that we want to purchase 250 pts at BWV. I've done a lot of research regarding timeshares and DVC specifically (through this wonderful site), but I've only been paying attention to the resale sites for DVC (Timeshare Store and DVC by Resale) for about the last week or so. Because of that, I'm not sure how often new resells are available through those sites. Here's my question: If we want 250 pts (but are flexible for 260 or 270) then should we be able to find something on the resale sites within the next couple of months (not sure if I can wait - the DVC bug bit me hard ... must resist impulse buying ... must have patience ) or should we consider maybe purchasing partially through one of the resale sites and partially through Disney (eg. 200 pts through resale site and 50 through Disney)? I know (from some of the threads on this site) that it's possible for a fairly lenthy wait for add-on pts from Disney, but I guess I'm wondering which of these (or any other suggested options) scenarios makes the most sense from all of you experienced DVC members. Opinions, please???

Not all the contracts make it to the listings on the web sites.

My advice is to call the TSS (and any other broker you think is good to work with) and tell them what you want. No cost or obligation to do this, and you may get a call with the "perfect" contract before you know it.

If you are patient you will get exactly what you want fairly fast unless you are also looking for a specific use year, in which case it may take a while (as in a couple of months).

One thing to keep in mind is the smaller the contract the quicker it seems that it sells. 270 point contracts seem to last on the re-sale sites a lot longer than 150 point contracts. But the other side of this is that if you are ever looking to sell, selling smaller contracts will be a lot easier for you. So maybe buying a 150 point contract then adding on later isn't such a bad idea. But at least with a bigger contract you only have to pay closing costs once.

230-270 or so should be no problem. I agree with getting on the list with a broker at each location you're interested in. I can think of at least 5 groups I'd ask to get on their list. You may also want to check sites like redweeks, tug2.net, ebay, bidshares and the like for listings. One who thinks they need only 250 should easily be able to make 230 work. Plus getting an add on through DVC would be easy if you're flexible, if not, it should simply take more time.

I don't see that this would be a problem at all. The web site for TSS really changes almost daily. We have been in the market 4 times now for a small (read: difficult to find) contract and have had great success everytime. We found ours usually in less than a month, most often a few weeks or less. You can call a few resellers and be put on their list, but the best thing to do is check the web sites daily. I know how tough it can be to wait though!

PS - once the Disney price goes up (is it 7/1 or 7/6?), that should shake out a few new packages I would imagine, as maybe some are waiting for that to sell.

If you look at the ROFR thread, you'll find BWV contracts being ROFR'd only when the prices are ridiculously low or where the contracts were very small (50 points and less). Contracts have gone through in the mid-80s, which is quite a savings over the Disney direct price. So resale would seem to be a good option to me.

OTOH, most of the reports we've seen lately for BWV have indicated people getting points direct pretty easily. If you are flexible about use year, you could probably buy directly pretty quickly -- the downside being you'll pay more.

You can also mix and match. You could buy a "starter" contract (say 150 points) resale and then add on as needed. Once you are a member, you can buy add-on's directly from Disney in contracts as small as 25 points (50, if you need financing).

Either way you go, I don't think you will have trouble getting 250-270 points at BWV.

Just a reminder that the minimum size contract you can purchase from Disney as a non-member is 150 points. So if you decide to buy some points direct and some through resale, you would need to buy 150 from Disney or wait until you are already closed on a resale and in the system and then buy more points from Disney.
We purchased direst and resale with ease. As others have said, buying direct is faster, but you can probably save a fair amount by going resale. Good luck. Hope to be sending you an official "Welcome Home, Neighbor!" soon.

I went on the waitlist for an add on at BWV with a February use year for 125 points and I got a call yesterday from my Disney guide and I got the 125 points.

I bought 200 BWV points directly from Disney one week ago Friday. Because I didn't specify use year, they were able to give me some immediately. They actually had 230 for that UY, but I only wanted 200. I was able to make my first reservations on Monday when I got my member number, got my closing papers on Thursday and sent them back Friday. So, it was quick and painless.

If you don't mind waiting, it can be more cost effective to go through TSS. Although, keep in mind that when you buy direct through Disney, they give you all your current UY points. So, even though my UY is in August, I immediately had 200 points to use/bank (they allow new members to bank the first points without regards to banking deadlines), and I'll have 200 more points coming in August. So, those extra 200 points cancelled out the price difference between buying a stripped contract resale vs. Disney. But, you may find resale contracts that come with the current UY points too, and save quite a bit of money that way.

If you are REALLY lucky you may find a resale with current points AND banked points. We were fortunate enough to get several resales this way. So, as an example, for a Dec. use year you might find a contract that has 2004 points banked, all 2005 points intact and all 2006 points coming--even better than buying from Disney. Since you are not fussy about use year and are willing to buy as many as 270 points, your odds of getting a contract like this are improved. Happy shopping!
