question on renting

Don't know if this is in the right place. We've only rented once before a long time ago.

I need to know how to finalize renting. I can, of course, post it with no problem, but when someone shows interest how do I proceed? My husband says we should ask for the money up front, provide the reservation number, but not change it into the renters name until payment is received in full. Then give them notification that the reservation confirmation is in their name. Is this how to go about it?

What do I need to provide to MS? Is it a transfer, or do I just tell MS that someone we know is going to be occupying the room and we will not be there?

Need help figuring out to work this.

This Thread would be a good place for you to start. In the first reply you will also find a link to a sample rental contract that may be a good guideline for you to use for your rental.

You will just change the reservation over to your rental party once you are ready. Please remember that although they are the occupants, you are still the owner and may be liable for any damages to the villa.

Be sure to visit the Rent/Trade Board in preparation also. Good luck!
 
Why does your husband think it makes any sense to make the reservation iin your name & only change it later?? That makes no sense at all.

I do agree with him to get pain in full up front - right away when you make the reservation. If they want to do payments, or pay a portion now & the rest later - I'd say no way. If I'm doing them the favor of them getting a deeply discounted very nice room/villa, then they will operate on MY terms. So, agree on a price, book the reservation, & tell them to send you the money. I've rented some, and I take a personal check. I don't do that paypal stuff, but I also con't require a bank check or nonsense like that. IF the check bounces, then I would cancel the reservation & be done with that person - hence, the reason for full payment immediately. The worst I would be "out" would be a bad check fee from the bank....but that's never happened.

I think it's important to keep in mind, that unless you're desparate to rent points that are about to be lost, then YOU as the dvc member are in the position of power. YOU own the reservation, and it takes a greater amount of trust on the part of the person sending you $$$ for a reservation they can't even verify exists after that initial contact. Sure, you run the risk they're going to trash the villa - but honestly, has anyone ever heard of anything like that happening?? I think that risk is smaller than the risk the person renting your points has.
