Question on Annual Points Fee

I am in process of closing on a DVC resale contract that should close by the beginning/middle of Jan. They are looking for the 2009 fees as part of closing. When are the 2009 fees typically due if you were paying in full? I've also heard you can make monthly payments via bank account deduction so I'm wondering why the fees would be needed now unless they were due already.

Also, how soon after the closing would I be able to book a reservation? There are some points that expire 1/31 and I'm curious if I could book something for the last week of Jan assuming any DVC property is available.

Dues usually are expected by Feb 15. The bills come out about the end of Dec, early Jan. So the member who currently owns the points will get the bill sent to their home. Once you close it will still take about a week or so to get into the system. You will have to have those points booked and scheduled to be used before Feb 1. You won't be able to use them for a stay beginning in Feb or later. In other words, you might have a week to make and take that reservation if it's available.
 
As soon as you are in Disney's system, you can book a reservation. When we bought resale, it took about 1 week to get in the system. We were in a similar situation, with points expiring about a week after we were in the system. I was able to make reservations and we were on the plane the next morning. We spent 2 nights at VB to "check it out" (we fell in love with it), then headed to SSR for 4 nights. I ended up loosing 2 points.
 
Make sure they show you proof that the 2009 points were paid in full. JMHO -- never hurts to be safe.
