Question for an experienced Renter?????

FYI, you only have to give the front desk a credit card if you want to charge back to the room. There is no requirement to do so.

Yes, technically the owner is responsible if guests/renters do not abide by the all the rules and responsibilities of owners as decribed in the contract.

IMHO, this is a minimal risk, but it does exist.

My contract states 7 days from contract signature...but I'm trying to be good about this.....Don't really want to ruin some ones family vacation.

I also remember the post that gothmommie is referring to. It appeared here sometime in the last 7 months or so. A renter provided a credit card at check in and charged meals, etc. to the room throughout their stay. Sometime after they checked out something went wrong when the resort charged the grand total to the renter's card. Disney ended up putting the charges through to a credit card they had on file for the owner.

I've only been on the DVC boards since last June and it's the only post of its kind I remember seeing, so this isn't a common occurrence. But it is another reason to screen your renters carefully and is one of the reasons why renting requires trust on both sides.

Right and if I remember correctly it did end up working out as the person had rented to their BIL so it was resolved within the family. I remember thinking though - wow, what if you rented to a stranger that didn't want to bothered rectifiying the situation????

Just something that stuck in my head and I resolved right then and there to either bank my extra points (if that ever occurs), do transfers only or rent only to close family members that we can completely trust to make good if an error in billing occurs.
 

I have rented to about 15 people and have never had a bad experience. I would definetly give up on this person and hope you are still able to rent your points!!! Good luck this was not the norm.
 
This is for selfish reasons I dont want a bad experience to hinder future renting transactions . I love renting from you guys.Renting give me a chance to visit different timeshares before making the plunge . I might be the next person trying to rent your points and I never took that long to respond ........so like the saying goes if there is smoke there is fire

Yes the member is responsible for any room charges and damages. I sure it does not happen often, but it does happen. I could never let someone else use my membership unless I really knew them. To me it's like renting out my home. ;)
 
I rented from the same person a few times before I bought. Always sent him the full amount right away.

Heres the update......sent her an email Sunday stating that if the deposit hasn't arrived by Tuesdays mail (TODAY) I would cancel the reservation. Monday night I recieved a nice email back saying that she understood and didn't know what happened. She went on to explain why she doesn't use the postal service much. She also said that she would overnight the deposit and send it Tuesday.....today......and she would email me with all the info and tracking numbers. I'm sitting here at my computer its 8:03 EST and no email. I would think that if some one really wanted the ressie they wouldn't hesitate to email me. She has both my office and home emails as well as my home and cell phone numbers. I got burned....wrapped up 282 points for 4 weeks....I hope if prospective renters read this thread that they treat their renters well. So now I'm either going take the family in March ....or, which I've done already, is post the actual reservation to see if I can generate any interest.
I should have realized when she contacted me and she only had 2 posts......live and learn........

If she asks you for any of the turnips off the truck that she thinks you fell off of, tell her they are going for $10 a turnip. :thumbsup2

Hope you can either use the points yourself or get another renter to pay all at once.

Someone who really wanted the reservation would have sent you the deposit LONG AGO, by the deadline in the contract.

You did the right thing by drawing up a contract with deadlines. Next time, enforce it. If you don't receive the deposit by the deadline, move on to another renter. You own a valuable asset and there is no need to chase after people like the one you have been dealing with, begging them to rent your points from you. There seem to be plenty of good, honest folks out there who play by the rules. Here's hoping you find one of them next time around.
 
Tough lesson, but at least now you can move on and try to get it rented. Hey, maybe you can even get another trip for yourself out of this! :thumbsup2
 
I'm so sorry to hear about this brownie. As a renter who doesn't own DVC, this really makes me mad. This girl made us look bad. And you're forced to either take a vacation you hadn't planned on or lose out. I can speak for myself that I would never make someone wait that long for a payment. I have rented 2 times (for this May and this October!) and I was 1/2 down the minute we agreed and paid in full the minute I received the paper reservation. There are other good, honest renters out there. I hope she doesn't turn you off from renting points completely.

And I don't know if we do this here, but there should be a way to warn other DVC members of this person's Disboard name. Anyone can create a name, but some people who are slow enough to do this to you are also too slow to realize they should change their DIS board name. :idea:

The good thing is that the points are safe and the reservation has been cancelled. I also received a PM this morning from a potential renter and booked her a studio for September, hopefully this works out. Being from Boston you better be a Red Sox Fan.........

Hmmm.... I wonder if it's the same person I had. She had 5 posts and said she was a desparate teacher needing a break. I held the existing reservation for her after her initial email stating she would take it. She then strung me along stating they were getting plane reservations, etc. She was to pay by email.

In my final email I told her I would be cancelling as I was approaching the 31 day mark. I finally cancelled the reservation and I've never heard from her again. What a waste of time...... very frustrating. :rolleyes: Hope your next experience is better!
