Question about selling points...

If I purchase a 150 point contract direct from DVC, can I sell just 50 points?

Reason being is that 150 is too many points, and I really don't want to monitor the resellers pages to wait for something at BWV ( we are Epcot freaks :) ). Most of the smaller contracts get gobbled up fast so it's something that I would need to keep on top of. There is also a patience thing involved there, which being a male, I lack.

We would definitely use 50-75 points a year ( we like off season ), and I could probably rent/bank the difference. But it seems 100 is a more realistic number for us, now. Which brings us to the future possibilities.

When we have kids and we actually need extra space, it would be nice to be able to get a 1 bedroom. We don't plan to breed a small army, and I don't think that anything more than a 1 bedroom would be necessary. So again... 100 points would be perfect.

Basically I am looking for an excuse to get to WDW on a yearly basis and be able to stay at a higher end resort. We stayed "Value" and never will again. We stayed "Moderate" and if I were to pay cash we would stay "Moderate" everytime. I guess I am trying to sneak up to the "Deluxe" in order to achieve the prestige I have been reading about here at the DISboards.

I could sell 50 points, be at 100 points, basically at 9K. Refinance down to maybe ~$160 a month instead. I could reapply that $480 towards the principle and probably pay this thing off in half the time.

Any thoughts?

Oh yeah, we are definitely a 1 vacation only, per year, type of family. Can't be without the cats for that long :)
 
As far as I know, you have to keep the contract as it is. 150 points is one contract to be kept as 150 points. Your options are: buy 150 DVC from Disney (BWV is hard to get though) add on 100 pt. contract at BWV and then sell the 150 pt. contract thru resale. A MUCH easier way would be to purchase 100 pt. resale for BWV or BCV (both Epcot resorts). They may even put your name on a waiting list so if it comes available for the number of points you want and the resort you want, you would get first shot. We just sold 50 pt. VB and had 150 pt BWV that I wanted to sell together but it has to be sold as seperate contracts they told me. We just sole the VB then and kept BWV. The small contracts do sell fast- in a couple of days! Good Luck! :earboy2:
 
Ok, thanks... I'll give the reseller site a call on Monday and see what they have setup for a waiting list. I am hoping for BWV as BCV is too much like where I grew up, and I have had plenty of that :)

Ok, here is my new evil plan. I want to buy a small resale. This gets me in. From there, buy the 75 points I want, probably at SSR ( dues and length of availability ), and then sell the small contract. Ultimately I will be at 75 points. It will be a couple month process but I don't want 150 points, and this is the only way I can see to get into DVC @ 75 without waiting for a contract to suddenly appear. I contacted DVC and they will finance the 75 points the same as 150 points, which is dirt cheap. Obviously would pay it off way sooner, but the low monthly payment helps in dire situations.

Anyone see anything wrong with this logic, other than the wait to re-sell the resale?

I could buy 150, buy a 75, sell the 150 fully loaded, blah blah blah..... but that is way more upfront cash that I don't have / want to be "stuck" in limbo until the dust settles.

Edit : And I realize I am a dumba** as I re-read the thread and nestlejean basically had the idea nailed. Duh :) Still open to opinions....
 

You could but 150 SSR direct from Disney but asked to have them as 2 or 3 separate contracts. 75 and 75, or 50,50 and 50. I have been able to break up addons that way so I would think you could do a new contract that way. Plus with the 83.30 price right now and the ease of buying thru Disney it would seem like a win win for you.

AFAIK, you cannot buy an initial contract that way. Even if you can, you would lose $$ on the deal. You'd have to pay a broker to sell, and you most likely won't get what you paid for it - you would be competing with Disney for buyers and I haven't seen a pent up demand for small SSR contracts. Take a look at the number of add on contracts for SSR that are for sale right now.

It's going to be expensive. You will pay closing costs on the small resale when you buy it, and then you will pay a broker's commission to sell it again. You may or may not be able to get the same price you bought it for and you may have to pay maintenance fees if you aren't able to see it relatively quickly.

FWIW, I think your plan is going to be a lot of hassle and headache to implement. IMHO, it will be easier, less frustrating and less expensive) to just wait for the contract you really want via resale. YMMV.

I agree with Carol, and after all of that, I suspect you will get a couple years down the road and wish you had the 150 point contract. Even that is small for any use other than WDW or your home resort. You would lose the flexibility of the trades etc.
 
Have you looked at the Timeshare Store today. They have just what you were looking for in the first place. Plus Boardwalk has Standard views to stretch those points when needed.
 
Thanks for the thoughts... It is looking like you are right... it might spin out of control. I'll have to do some more number crunching, but like you said, buying a SSR contract now to possibly sell in the near future is a bad move. Even if it's loaded, I wouldn't get as much as I payed for it.

It is probably best to wait for a contract that I really would make use of rather than try to "hack" my way into pure Disney bliss.... or maybe just bite the bullet and go for 150 and rent the rest I don't use. If I intend to use 55 a year, rent the rest ( 95 ), that would bring in $950 a year, divided by 12 months brings the payment down to $125 + dues. That is not much different than paying $100 a month for 75 points AFTER all the crazy buy a contract to get in, buy an add-on, sell resale, and then lose however much money is involved with all that stress :) Of course dues would be more because of the point different, but that I don't see as a huge deal. Would probably bring it up to $175 a month if I didn't pay dues in Jan/Feb.

Man this is tough. Anybody got a winning lottery ticket they don't want?

I agree with that. Better to buy more at today's prices and either rent the difference or start enjoying those larger 1Bs now.
