Question about Riviera Resort

Not sure if this is the right place or not to ask this question...We rent DVC points when we stay on property. I would love to visit the Riviera resort, we just got back from a Disney trip so we aren't going until end of August in 2022. How soon would rental points become available for a new resort like the Riviera? We would prefer to rent two studios or a two bedroom.
 
Almost certainly within the next 6 months or so.

Why? Well, first of all, there will probably be enough sales by then that some people will find themselves with points that they can't use. So their choice will be to Bank or Rent. Riviera will probably rent at a relatively high price, so Renting them out might be attractive.

However, in addition, almost anyone can reserve Riviera and rent the points to do that in the 0 to 7 month window. So far, that window looks tight, and truthfully, in the long term I expect it to remain very tight. BUT, there will be various times when Disney 'Declares' new units. Don't know how soon that will be. Probably about the time that they start to get low on what they have already declared.

Riviera will have almost 7,000,000 points and they have already declared units sufficient to account for about 1/5th to 1/4th of the total points (I think). Assuming it will take approximately 5 years to sell out, that means that they will probably make new 'Declarations' about once per year. Whenever they do, then new units will become available to reserve, and that means there will also be new points out on the Rental market, trying to use those points.

So far, here are the number of units Declared, out of about 300 units total:

The first declaration includes all villas on the 5th floor along with the westernmost wing of both the 6th and 7th floors.
  • 9 Two-Person Tower Studio villas
  • 8 Dedicated Deluxe Studio villas
  • 7 Dedicated One Bedroom villas
  • 18 Dedicated Two Bedroom villas
  • 23 Lockoff Two Bedroom villas
  • 4 Three Bedroom Grand Villas

My feeling is the new owners are not likely to be putting their points up for rent anytime soon. People tend to want to play with their new toy for a while before letting someone else have it. You’re more likely to have luck renting points at 7 months out when any DVC owner can book Riviera. However, competition for studios being what it is, your chances of success for 2 studios would be slim. A dedicated 2BR is a much more realistic choice.
 
Now, as long as we are talking about Riviera, I have a question about how Declarations work.

Suppose you have a Waitlist Request in place, and they Declare new units, and some of them could work to fulfill your Waitlist Request? Does Disney fill those Waitlists? Or would you need to, once again, try to reserve AFTER the new Declaration takes effect, and repost your Waitlist Request if your reservation isn't available?

Just out of total curiosity, given these details, does this mean you wouldn't get a room on floors 1 - 4 until another declaration comes on including those floors?

No there is a clause in the POS that states they can assign the rooms not declared into inventory to DVC guests for the ease of booking and enjoyment of guests... It also even suggests and been used previously that they can increase the number of bookable units (such as having more than 9 Tower Studios) as long as the total points declared equal or less than the total points required to book all rooms offered to owners. The latter was done apparently for AKV when they allowed booking of Value before any Value units were declared. However, for CCV it was very evident undeclared units weren't available to owners (or at least a majority of them) because when further declarations were made this unit types opened across the board for the entire bookable window.

I agree. Disney has clearly said that the entire resort will be available for reservations, but that they are Declaring particular, specific units. This is so that they can sell ALL the points in one unit at a time, so that they aren't trying to handle contracts from all over the place (in the resort) all at once, because each contract DOES specify a particular unit, in detail. They are just trying to keep their sales blocks together.

It's actually not unusual for new resorts to have some buyers rent right away. There won't be a lot but there will at least be a few.
