Question about renting

I was emailing with an owner who responded to me the following,

I have enough points to do that and my use year ends at the end of x/xx. The majority of my points are in holding which requires that I book within 60 days of arrival. I can hold the required points and book them closer to the travel for 1/2 down and 1/2 at the time of the booking.

I have never heard of points in holding. If legit, what is that? Is this type of response a red flag, or could this person still be on the up-and-up?

Some information about the 'Holding Account' from the member website:
A Holding Account is a "parking space" for Vacation Points from a Disney Vacation Club Resort reservation that has been modified or cancelled 30 days to 1 day before your scheduled check-in date. Here are some guidelines regarding usage of Holding Account Vacation Points.
  • These Vacation Points can be used for a new Disney Vacation Club Resort reservation during your current Use Year as long as the reservation is booked 60 or less days before the new check-in date.
  • These Vacation Points can also be used for a new reservation during your current Use Year in two ways:
    • For the Disney Collection* (except Disneyland Resort in California and Tokyo Disney Resort hotels), Concierge Collection*, or Adventurer Collection*, you can make the reservation more than four months before the end of your Use Year for a check-in date that is 60 or less days before the new check-in date.
    • For Disneyland Resort in California and Tokyo Disney Resort hotels, or the World Passport Collection, as long as the reservation is booked 60 or less days before the new check-in date.
    * Available when you purchase directly from Disney.
  • These Vacation Points cannot be banked or borrowed.
  • These Vacation Points must be used by the end of the Use Year or they expire.

Great. Thanks. So it sounds like the owner is legit, but I'd have to take a serious risk of availability at 60-days to use this owner.
 
I don't know if I would call it a "risk" of availability, but depending on the time of year, your general resort availability is going to be limited. Once you get down into the 2 month period nearly every DVC member has already booked their resorts so you may not find any availability at BLT, BCV, AKV,VWL or BWV.

On the other hand some of the airlines are showing pretty low airfares for last minute travelers and if you are happy with SSR or OKW then this maybe a very good deal for you. Also keep in mind that the price of these points is generally lower than the standard going rate simply because of the restriction.

I wouldn't pay a penny until the reservation is in place. Not saying this is a scam just saying you are taking a "risk" as you say above of the resort and accommodation size you want being available at 60 days.

If you're doing this because the owner is offering you a bargain rate for the points then you are accepting the risk to get a bargain.

As mentioned, the closer you get to travel time, the harder it is to get a DVC reservation.

IMO, as a renter, I would probably try to find someone who is able to secure your reservation for you much farther out if you have any preferences on where you want to be.

Part of the problem at 60 days is sometimes, you end up with a split stay.
