Question about incentives

Another question. ;)

No one has a crystal ball of course so they can't tell you what the future holds. :wizard: BUT with past experience you guys have, does anyone know if incentives might or have a tendency to get better towards the end of the year? I know what they are now for the AKV but we really didn't want to do it for another few months at least and incentives will change. Do sales agents have quotas to meet? I felt a little pressured on my call today.

You're exactly right that nobody has a crystal ball, and DVC incentives seem particularly difficult to predict. The incentives were actually better in the Spring than they were at the end of last year and now, so I don't necessarily know that there is any rhyme or reason to the price points (except that DVC is trying to maximize its profits - LOL). If you're looking at AKV, however, you might want to take a closer look at resale, especially given that you have the time to wait for a good deal.

As to the Guides, keep in mind that they are salesmen and their job is to sell DVC...not ensure that you get the best deal out there. And I've read reports of Guides being less than forthcoming with people in an effort to get them to sign on the "dotted line" so to speak. If your Guide is pressuring you by telling you that the incentives will change tomorrow, that likely is not the case given that the rumor mill starts up about 2 weeks before the incentives actually change...and, to my knowledge, the rumor mill is still quiet. If you are undecided, definitely don't rush into a purchase based on what your Guide is telling you - - DVC will always offer incentives and the resale market (right now) is offering some great deals too.

I was told the same thing by our salesman. We will not find out that somebody else got a better deal in the time frame we bought. I do know that friends bought 2 months before us and we got a better deal.

If you feel that the incentives for AKV are good right now but need to delay things a bit, talk to the guide. They can help you to delay your payment for those few months.

I did an add on the first week in June but didn't want it billed to my CC until after July 4th. This way, I would miss the closing date on the card and not have to pay it off until August (although I am hoping that they give me the 6 months, 0% interest on this charge just like my last contract).

There was no problem in doing this. All I had to do was put down the down payment.

But, if you are on the fence and are not sure, then wait. There are usually rumors out at least a few days before incentives will end so if that happens, you can start the contract and then make changes if new and better incentives come out before the contract closes.

I think that is pretty much what I was told but you have the more detailed version. :goodvibes I was told right now it's 2K off of the rack price (for AKV) AND your choice of the cruise OR $750 additional off. The cruise is a cat 9 though you can choose to upgrade if you want.
Almost 3K off of rack rates plus a referral just sounds so good ya know? I'm just struggling w/ the fact I probably could do a resale easily as we're in no hurry and don't need the minimum points required to purchase from Disney. 100 a year would probably suit us fine. Trouble is, we can't refi our house untuil Jan at the earliest. And that is the only place we'd be able to get the $. so....... I'm not sure I have the patience.

**Enabler alert here**, but why don't you finance through Disney for a limited period of time until your refi comes through?? Remember that DVC loans are invisible and do not show up on your credit reports as a debt (and thus would not hinder your refi process). Also, there is no prepayment penalty for the Disney loan, so once your refi comes through you can just pay off your loan through Disney. Problem solved? :lmao:

That is most definitely an option. I'm just on the fence about needing 160 points which I really don't as we only go every couple years (though that could change if we had a place to go of course :rolleyes1 ) and a resale could work fine for us as well. :teacher::upsidedow
 
However this does require you to omit this debt on your mortgage application which is technically making a false application. Under-reporting your debt has the same net effect as over-stating your income. No big deal, it's not like that ever caused any problems..... :lmao:

When I bought in April 2008, I bought at AKV 160 points at $8 off per point, I believe. No cruise incentive. So, I'd say that the incentives were much better this year than last.

About not needing 160 points, I say LOL because I thought the same thing and since then have added two 50 point contracts, so now I have 260 points and I don't know if even that is enough. :goodvibes
 
toniosmom I did the same thing as you. I started at 160 and then added 2 50 pt. contracts. I'm thinking about adding another 40 pts to make it an even 300. I got a card in the mail today that the cruise incentive for those of you who are purchasing more points is going to end August 15th. My questions for everyone is do you think after August 15th the price per pt. is going to go up even more??

I noticed in the fine print yesterday that if you finance the add on..you must pay on the loan for 14 months before even booking your cruise! That's crazy!

I'm just waiting to see how Ko Olina will work out! That's an add on I'd love have!

I believe it is tied into the amount put down as a down payment, not just the fact that one finances. If you put down 20%, I believe you are ok to go ahead and book the cruise immediately. If you put 10% down, then there is a requirement of a waiting period in order to accumulate sufficient payment on the loan for coverage in case it were cancelled. I can check with my daughter on the exact details on this - she just purchased and was provided the info on this as well...
