Question about 'choosing' resort

I see alot of posts on here stating for people to 'choose' their home resort. Upon my DVC intro, I was told that only SSR is selling shares right now? Also, since you are open to using all DVC resorts, what is the benefits of choosing any particular resort (other than the 11 month booking)???
 
Well that 11 month booking window is VERY important if you plan on going during peak periods.

The other BIG issue is the annual maintanance fees, they vary from resort to resot.

And also SSR has an additional 12(I think) years.
 
Don't underestimate the home resort advantage.

Lets say you want a BWV Standard View room. During the home resort window, you are competing with other BWV owners. This can make for availability not being a sure thing at certain times of year - there are a lot of owners, the rooms are 20% of the resort, and Food and Wine or early December are popular times. But at seven months you are competing with all million DVC owners (well, the ones that are interested in that room at that time).

Now, if you aren't picky and are happy anywhere, or if you can't plan more than seven months out - it really doesn't make much difference (choose somewhere with low dues!). But if what you want is guarenteed access to StormAlongBay or a the best shot at those standard view/Boardwalk View rooms, or VWL in the fall/winter months (its a really small resort) - you are best off owning there to give you the best chance of getting what you want.
 
If you will always be happy just having access to SSR, there is no issue at all. It just means that there could be a time when the smaller DVC resorts might not be available at teh 7 month window for folks outside that home resort. You seem to be young enough that the extra 12 years for SSR will have some real meaning. For those of us "over the hill", we aren't so concerned about that part. ;)
 

the thing is we REALLY liked OKW alot, and I see some really nice pricing on the re-sale board, BUT I don't want to cheat myself of the 12 years we'll lose by not buying an SSR rental.

OKW is pretty big, so its likely to have availability past the point where the smallest resorts book up. SSR is the biggest, so it should have availability the longest (on average, subject to all sorts of individual variation). However, no one knows for sure what DVC will do next. A 150 room Contemporary Resort - a 1500 room Eagle Pines? Either would change the distribution.

As to the extra years, do think about where you will be. It will be 2042 when the DVC I resort expire, 2054 when the DVC II resort expire. For me, I'm nearly 40 - I'll be 75 years old when the first set of resorts expire, 87 when the second set expires. And while my family is fairly long lived, I don't really expect to be at Disney much past my 75th birthday. However, if you are ten years younger than I am, or if you really want to pass this to your kids (we don't), your decision may be different.

The thread is rather dated, but most of the concepts/strategies, etc are not. The dating has to do with the pricing of various options at the time, but the fundamentals have not changed.

The thread wanders off occasionally, but many DVC vets chimed in with a wealth of info on a variety of subjects...so it's not a bad thread to at least skim for topics of interest.
 
thank you........I'll check out that thread. And for the record, I'm only 31, so I'll be taking vacations well into my 80's, and at that time, I will assume that MY KIDS will pay for my vacation as I did theirs for 18+ years!!!!! LOL.

LOL, be careful of those assumptions! My DS is your age, and I'm still paying for his! :teeth:
 
We'd like OKW for our home resort too :teeth:

A couple of questions-

Do you know when you're likely to travel? even as big as OKW is it still can be sold out from what I hear - particularly in Dec.

Do you envision using the Grand Villas at all? again from what I understand these can be difficult to get if you don't own at OKW - difficult but not impossible.


Don't forget that if addons at SSR are possible once you're a DVC member - so you could take advantage of the extended years that way :thumbsup2

also remember that you can buy small or multiple contracts until you determine your needs.
 
I hesitate to agree with that right now Boa - it seems that Disney is ROFRing alot of small contracts non DVC members are trying to buy.

Bigger contracts 100+points have a chance to go thru but the thread w/ the ROFR listings has someting like 85% of the the small contracts for non-members getting grabbed.


I wouldn't advise trying for a resale of less than 100 points if you're not a DVC member yet. Just MHO.
 
All the posts provide excellent points. Buy where you'll be happiest. Check out the resales for all the resorts. We did and found one with more than a year's banked points plus seller paid dues for a year.
