Question about buying Directly

Hi everyone. I am looking to possibly buy directly for a December UY, 150 points at the Poly After talking to a sales person, it sounds with the Dec UY that we can get 2024 points that we can bank or do the Magical Beginnings. and if we pay out of pocket we can spread out payments for 60 days. My question is: what is the latest date that we can sign the paperwork and get the 2024 points? And does the contract need to be paid in full by that date or just paperwork just signed? Also, is it the 2025 points that are pro-rated? Is there anything else i should be aware of or extra costs (i know there are closing costs)? Thanks for any advice.
 
If you're a first time buyer the rules may be different. For existing members adding on, we just need to make the decision to add-on and pay the down payment 2 or 3 business days before the new use year. So practically that means before Thanksgiving in this case, I would say.

You do not need to have the paperwork signed by Dec 1 or even paid off by Dec 1, since as you said you can stretch out your payments over 60 days. You have 30 days to sign your paperwork once you pay your down payment.

I recommend you go over this plan with a guide just to make sure it all applies in your case, since as I said the rules may be different if you're a new member.

When it comes to maintenance fees use year doesn’t matter, they are assessed based on a calendar year. You’ll pay prorated dues for 2025 if you buy between now & the end of the year. Your MFs/dues for 2026 will be due in Jan. 2026, unless you set up a monthly payment plan.

Obviously if you do magical beginnings there's nothing to bank, but yes if you don't do magical beginnings they can bank your new points.

I'd probably make sure I was in contact with my guide in advance of that to make sure make sure you know what they need to do that. Current incentives end on December 10th, so you won't be crossing an incentive end period at that time, but as long as you spread out your payments past December 10th, if the incentives after December 10th are better, they can probably reprice it with better incentives. No real benefit to signing any deal with them before then because you'll just have 2 more months worth of dues - it's prorated from the day you e-sign (not notarize which happens later) your paperwork.

Nearly certain it is 4 calendar days. There used to be some disclosure on the dvcwelcomehome.com, but it doesn't seem to be easily coming up on a google search. That said, I don't know whether that means you have to e-sign your paperwork or just formally indicate it to your guide 4 calendar days before the start of your UY - I know when you're wanting to lock in a certain round of incentives, a voicemail or e-mail to your guide is generally enough to do so. I don't know if that is the case with magical beginnings.
 
I remember the ‘4 days’ thing often mentioned during the incentive round we bought and people were trying to optimize the timing their purchase.

With the late Thanksgiving this year it might be best not to risk cutting it too close without discussing with guide first.

Talk to your guide. They should be able to work out something like making the down payment and signing the documents on say Monday Nov 24th, and the balance split to be paid 30 and 60 days after. Once fully paid it will close and should get your MB rebate check within 4-6 weeks. Ours came 3 weeks after closing.

I haven't been able to find much documentation about Magical Beginnings or DVC's incentive structure in general, I'm sure it's all there somewhere in black and white but it's not readily available like the points charts for example.
 
So I just purchased and missed MB by one day (they expired Friday September 26th and I bought Saturday the 27th). We wanted the points so it wasn't a big deal but we were at Aulani and he called and said we have to make the decision outside of 4 days from the end of the use year. So really, you need to decide and notify them/give them a credit card number for the deposit by the EOD 26th/27th of the month depending on if it is a 30 or 31 day month. Hope this helps.

Also, unrelated, if you have extra $$ for airfare I recommend buying in person at Aulani. You get an extra incentive (much like the cruise offer) and the gifts are top notch... this was my first in person purchase and the gift they gave us was probably worth about $100 and was completely unexpected.

Probably a few days before the end of November. Also, you can put it all on a Disney Visa and have six months interest free to pay it off. I think, even with the Disney Visa, you can divide it into at least two payments.

For clarity, this means a few days before the start of December, if you want to use DEC as your UY.
 
You have 30 days to sign your paperwork once you pay your down payment.
I think this aspect gives you lots of flexibility... those 30 days let you write contracts with plenty of time before months end, wait out new incentive periods etc... plus you still have 10 days to rescind after you sign.

Just noting that the 10-day rescission period starts after you e-sign your docs (after which your deposit will be charged to your credit card). And, before they send you your docs to e-sign, they ask you what dates you'd like to schedule your payments (over the next 60 days). Then, you schedule the notary at your convenience after that - the date you do your notary does not affect the 10-day rescission period or 60-day period to pay from date of e-sign. I never pushed or asked how far out you can push your initial e-sign of the docs. My guide seemed to say I had a few days, but tried to encourage me to do it as soon as I could. Maybe you can push that for 30 days and then get another 60 days on top of that? Don't know. I'd feel a little silly doing that personally. And, in my experience this past August, I had passed my 10-day rescission period when the better Welcome Home week incentives came out, and my guide was happy to re-price with the better incentives.

That's what we had to do last year when we bought. Started around 60 days before our use year, paid 1 payment on day one, one on day 30, and one before day 60 and then we were closed and MB started before the next use year started
 
You don't, but the check doesn't come until after you are paid off and closed. I bought in UY24, took advantage of MB, but my final payment was about 20 days into UY25.

That would be very important information for folks to keep in mind if that is true. That said, the fact that you only have to agree to MB 4 days before the start of your UY suggests to me this might not be the case - I can't imagine 4 days before the start of your UY is enough to complete all the steps required to close before the start of your new UY. And, at least the last time I saw the fine print on MB, it did not mention needing to close 4 calendar days before the start of your UY, just agreeing to it.

Maybe others have some data points on this. (Edit: I see Brian has one just above my post)
