Q? about selling one resort to buy another?

I own 3 contracts.

150points at BCV
50 at SSR
30 at AKV

Now I just didnt like the AKV and SSR is just (IMHO) a slightly newer OKW but more expensive.

In all likelyhood, what would be the chances to get enough money for the SSR and AKV contracts to buy 80 points resale at OKW without being significantly out of pocket?

I suppose I'm asking, exactly how expensive are the brokerage costs when doing resale?
 
Broker commissions are generally 10-12%, and one broker charges a $195 additional fee on each transaction on top of the commission. I believe TTS charges 10% with no additional fees. You'd have to do the math for yourself.

The other option is to use your AKV and SSR points at OKW at seven months. As you know, OKW is a large resort and you'll usually be successful at seven months there. Not for a GV certainly, and not between Thanksgiving and New Years -- but most of the time, for most accommodations, you'll be okay.
 
As the price differential between OKW contracts with different expiration years shakes out, you may be able to do a fairly even trade if you are willing to buy a resale with the earlier expiration at OKW. (That may or may not be acceptable to you.) Talk to a broker and get some hard numbers. The good news for you is that the small contracts like yours tend to sell fast and at a good price. The problem may be finding an OKW 80 point contract on the resale market.
 
Don't be silly. OKW is always available. And those other resorts are beautiful. Keep your points!!
 

Why not just keep the points you have and use them at OKW? I think other than the GVillas there - you have a good chance of getting what you want at 7 mos. This is probably what I would do unless I was really interested in booking OKW grand villas. If it is all about the GVs, I would probably buy some OKW now and the rent the other points for a few years until AKV and SSR had some time to appreciate (no guarantees on that of course, but if history is a predictor- pretty likely). Then sell.
 
The advice about keeping SSR and AKV and using them at OKW is an option, but you also have to take into consideration the dues history of those three resorts. Not much history yet on AKV, but it does promise to end up being one of the higher resorts for maintenance fees. SSR and OKW are historically on the low end. I guess if it was me, I'd test the water first by trying to sell the AKV contract and see what it gets you. BTW, I would use TTS. We have heard some issues with the other places. Once your AKV contract sells, if you get more than you expect for it, then you might try the SSR one, but I'm going guess that will have a bit less per point value than the AKV one.
 
OH, and if you are buyi8ng OKW for the GVs, having 80 points isn't going to get you much more than every 3rd year.
 
THanks for the advice. Just planning my dec 08 vacation (always go dec thanks to low points) in 1 bed. Totally off the AKV after last years terrible time there in the mud pit view room. SSR just seems pointless to me as I love OKW and beach club. Now my paddy is over, I think I'll just wait until 7 months and try for OKW. I just keep reading get a ressie at your home and then swap, but it costs too much to get ressies at SSR and AKV if I'm going to swap in any case and I'm, as always, using next years points! One year I'll use the correct year's., but I cant imagine when
 
Just FYI - You don't HAVE to pay TSS or another broker 10%+ to list on their website. You could try to sell it yourself for a nominal cost. With smaller point amounts, I think your contracts have sufficient demand to have a good chance. The TUG boards or ebay come to mind as good places to sell yourself for a low cost. There are several good closing companies that specalize in processing timeshare sales. They charge about $400 for basic service and this is customarily paid by the buyer.

However, I also agree that it doesn't seem worth it to sell and buy OKW unless you anticipate needing a lot of Grand villas over the years.

We were to your right (over the public lookout) and I have to admit that you did not have the best view. Those people pens are the pitts :(. I do think that perhaps you didn't give AKV enough of a chance as you moved out the very next morning. The animals on that savannah tended to come in waves. Usually after food was put down, LOL. Even so, we saw plenty of animals and the giraffes liked to hang out in back near your room.

OK ... now onto your contracts. Did you ever stay at SSR? I think that your mistake is in buying contracts for resorts sight unseen. I had stayed at the AKL three times before buying into AKV and I knew about the people pens and accepted it as a possibility. I looked over at the TTS and it looks like a 50 point contract is selling for about $104 per point. Your 30-point contract should get about the same. TTS charges 10% but since you're from the UK I think it would be worth paying a little bit to have someone else do all your work. Small SSR contracts seem to go for about $84 per point. So, you can get about $6588 from the sales of your contracts after the 10% commission. You should be able to just about break even if you buy an OKW resale. You'll maybe spend an extra $1000 on finding just the right contract (with your SAME use year ... that really can be important!) and then you have to pay closing costs.

{shrug} I guess I would also recommend that you just stick with what you have and use those contacts to book at OKW which is almost always available. Selling the contracts is a lot of work to just "break even" or go another $1000 into the hole.
